District People New Cairo: offices and shops by the banks district and the monorail

District People New Cairo is an administrative and commercial project by W's in New Cairo, published as standing on about 5,000 m² of land with some 20,000 m² built, in 4 near-connected buildings beside the banks district between North and South 90th Street, with a direct entrance to the monorail. Most units ask a 10% deposit and eight years of instalments; handover is announced for March 2028, about a year and a half away. The small administrative units come finished.

District People prices 2026

• Finished administrative units: 74 m² for 14,600,000 and 98 m² for 14,900,000.
• A finished 102 m² unit: 18,100,000, type not published.
• Offices: the 111 m² one is 20,100,000 and the 160 m² one 27,300,000.
• Shops: a 59 m² unit at 25,500,000 and a 90 m² unit at 33,500,000.

The first thing to notice: the two administrative units differ by 24 metres and only 300,000, so the 74 m² comes to about 197,300 a metre and the 98 m² about 152,000. If 74 m² is enough for you, think again; the 98 costs almost the same. Offices follow the same logic, near 181,100 a metre at 111 m² and around 170,600 at 160 m². So do the shops: close to 432,200 a metre at 59 m², about 372,200 at 90 m².

The 98 m² or the 111 m²?

Moving from the 98 m² administrative unit (14.9 million) to the 111 m² office (20.1 million) adds 5.2 million for just 13 metres. That is a big jump, so ask about the difference: the administrative units are finished while the offices' finishing isn't published, and check whether these offices are the two-level private offices the developer advertises. Ask about floor, ceiling and entrance for each before comparing on price alone.

The 102 m² unit

It is the only unit announced for October 2027, about five months ahead of the rest; it comes finished, at near 177,500 a metre. Against the 98 m² administrative unit, though, it adds only 4 metres, costs 3.2 million more, and needs more than twice the deposit. Find out its type first: as a clinic or shop the price makes more sense than as an office.

District People payment plans

• 74 m² administrative: 1,460,000 to reserve, followed by 96 payments near 136,900.
• 98 m² administrative: book with 1,490,000, at near 139,700 a month.
• The 102 m² unit: 20% down (3,620,000) and close to 150,800 monthly, due October 2027.
• Smallest office: a first payment of 2,010,000, then around 188,400.
• Smallest shop: 2,550,000 up front and roughly 239,100 a month.

The monthly gap between the 74 and 98 m² units is only about 2,800, for 24 metres.

Paid by the time of the keys

March 2028 is roughly 17 months off, by when a little over a quarter, about 25.9%, is paid: 3.79 million on the 74 m² administrative unit, 5.21 million on the smallest office and 6.61 million on the smallest shop. The 102 m² unit is due in about a year, and its larger deposit puts close to 30%, some 5.43 million, behind it by then. Every unit then has around six and a half years of instalments left, so if you let it out, rent starts helping with payments early.

Offices for sale in District People

At around 152,000 a metre, the 98 m² administrative unit is the lowest administrative metre in this area. Against it:

• It Business Hub, 100 metres away: its smallest administrative unit, 47 m², asks 9,815,715 (roughly 208,800 per metre), on 10% down over five years, so about 147,200 a month, announced for April 2027.
• The Gryd, 3.2 km off: an office of 42 m² costs 6,243,300, close to 148,650 per metre, and a 46 m² administrative unit 8,028,185 (about 174,500 per metre).
• Axle, 3.1 km away: its first administrative unit is 52 m² for 9.25 million, roughly 177,900 a metre, over seven years.
• VX 90, 2.9 km off: a 45 m² unit is 8,180,400, close to 181,800 per metre, on 30% and four years.
• Moray, 2.3 km away: 10,029,000 for its first 48 m² administrative unit, near 208,900 per metre, with 30% down.
• One - Ninety, 2.5 km off: the smallest administrative unit is 101 m² for 27,776,000, about 275,000 a metre. Its announced date is December 2026, two months away, so ask about the building's actual state.
• Noir, 1.6 km away: the top of the range, near 280,900 per metre (13.2 million for 47 m²).

So the 74 m² unit here sits about level with its neighbour It Business Hub, while the 98 m² is below every neighbour per metre. One - Ninety stands out: its 101 m² unit, almost the same size, is roughly 12.9 million dearer than the 98 m² one here.

How the shops compare

The shop metre here, 372,200 to 432,200, sits mid-range. VX 90 is higher (its smallest shop is 39 m² for 19.39 million, about 497,100 a metre), as is One - Ninety (110 m² for 52.07 million, near 473,400). Lower are Moray (24.1 million for 70 m², around 344,400), Axle (13.97 million for 63 m², close to 221,700) and The Gryd (9.24 million for 48 m², about 192,500). As published, shops here are 4 to 6 metres high, the ground floor has a mezzanine, and each shop has a storeroom and a rear goods entrance, which matters for a business that holds a lot of stock. Ask whether the mezzanine is counted in the listed area or added on top.

Entry-unit monthlies around the banks district

• District People, 74 m², eight-year plan: about 136,900.
• It Business Hub, 47 m², five-year plan: near 147,200.
• The Gryd, 42 m² office, eight-year plan: around 58,500.

The unit here is much larger than the neighbours' smallest, so its monthly is above The Gryd's, yet below It Business Hub's despite roughly 1.6 times the space.

Inside the building

As published for the project, there are two parking levels for about 280 cars, electric car charging, meeting rooms, co-working space and more than one kitchen per floor, plus two-level private offices with double-height ceilings and their own entrance. The developer describes itself as coming from the Wessam family and Wessam Architects, founded in 1980.

District People location

The project is published as next to the banks district between North and South 90th Street, with a direct entrance to the monorail station, the Ring Road about 5 minutes away, Cairo Festival City two minutes and the airport around 20. That monorail entrance matters for any shop or office relying on staff or customers who arrive without a car.

Worth asking before you pay

Get the type of the 102 m² unit in writing, since it isn't published: administrative, retail or medical. Ask about the finishing of offices and shops, how many of the 280 parking spaces go with each unit, whether maintenance is charged per metre or per unit, which trades the shops allow, and whether deliveries through the rear entrance have set hours.
