About SQ1 Compound New Cairo
SQ1 Compound New Cairo: two bedrooms from less than one, and everything finished
SQ1 Compound New Cairo is a small compound, just 10 feddans, in El Choueifat, developed by Housing and Development Properties HDP. Flats range from one to three bedrooms, plus a duplex, and every unit is listed finished. Buyers pay 10% down and the rest across eight years; keys are announced for December 2027, roughly fourteen months out. The list holds an oddity: the cheapest two-bedroom costs less than the cheapest one-bedroom, and the spread within each type is very wide. The sections below take those figures apart, total the sum paid before the keys, and line each unit type up against New Cairo projects.
SQ1 prices 2026
- One bedroom: 72 m² at 11,331,676, roughly 157,400 per metre; 78 m² at 12,802,791.
- Two-bedroom: the cheapest 10,336,200 for 84 m² (near 123,000 a metre), the dearest 21,873,845 for 136 m².
- Three-bedroom: 23,173,920 for 163 m² (around 142,200 a metre) and 28,297,102 for 174 m².
- Three-bedroom duplex of 240 to 245 m²: 33,813,450, close to 140,900 a metre.
Two bedrooms at 10.3 million, one bedroom at 11.3
The cheapest two-bedroom is 84 m² at 10,336,200; the cheapest one-bedroom 72 m² at 11,331,676. You get 12 more metres and a room for about a million less. The one-bedroom's metre, near 157,400, is the compound's highest, against about 123,000 on the two-bedroom. Ask what separates the two before choosing: floor, view and layout.
A wide spread within each type
- Two-bedrooms run from 10.3 to 21.9 million, more than double, while area grows only from 84 to 136 m². Those 52 extra metres cost some 11.54 million, near 221,900 a metre, over twice the cheapest two-bedroom's metre.
- Three-bedrooms: only 11 m² separate 163 from 174 m², yet the gap is about 5.12 million.
- The dearest two-bedroom (136 m², 21.87 million) sits close to the cheapest three-bedroom (163 m², 23.17 million): roughly 1.3 million buys 27 m² and a room.
Those gaps are not the price of space, so ask about floor, garden and view on each unit before comparing per metre.
Three-bedroom or duplex?
The dearest three-bedroom costs 28.3 million and the 240 to 245 m² duplex 33.8 million: about 5.52 million more for some 66 m², near 83,500 per added metre, roughly half the one-bedroom's metre. For a family needing space, the duplex gives the extra metres far below the compound's average.
SQ1 payment plan
- Cheapest two-bedroom: 1,033,620 to book, then near 96,900 monthly.
- Cheapest one-bedroom: 1,133,168 down, then about 106,200.
- Cheapest three-bedroom: 2,317,392 down, then close to 217,300.
- Duplex: 3,381,345 down, then around 317,000.
Keys after 14 instalments
Fourteen monthly payments or so, on top of the deposit, separate you from the keys, which comes to about 23% of the price. Counted in money, that is near 2.39 million for the entry two-bedroom, 2.62 million for a one-bedroom, 5.36 million for a three-bedroom and 7.82 million for the duplex; close to seven years of payments follow. The advantage is that the flat comes finished, so no fit-out money is needed on top to move in.
SQ1 against New Cairo
- Stone Park, 3.7 km away, is clearly cheaper. There, 9.91 million buys a one-bedroom of 93 m², which is 21 m² roomier and some 1.42 million cheaper; its two-bedroom has 149 m² for around 12.4 million. Finishing is not stated and it is due October 2029.
- Stone Residence saves over 5 million (about 5.13) on a three-bedroom and adds 37 m²: 200 m² for close to 18.04 million. In return, handover is September 2030 with no finishing stated.
- Katameya Creeks is priced at the opposite extreme: two bedrooms there start with 161 m² at about 28.98 million (180,000 per metre), and its stated handover is late this October.
- Moray asks about 12.36 million for a one-bedroom of only 63 m²: 9 m² smaller than SQ1's and 1.03 million or so dearer, near 196,200 per metre.
- Just 300 m away, the hotel apartments at The Waterway: a 150 m² two-bedroom near 45.38 million, 302,500 a metre.
So El Choueifat is expensive, and SQ1 sits at its cheaper end, dearer than Stone Park and Stone Residence. In its favour: it is finished and hands over about two years before them.
The duplex against neighbours
SQ1's duplex metre (about 140,900) is roughly double that of New Cairo duplexes with no finishing stated: Stone Park at 215 m² near 18.18 million, The Brooks at 244 m² around 17.54 million and The Median Residences at 213 m² about 15.38 million. That gap is not all price: part is finishing and part a 2027 handover against 2029 and 2030 next door. Bigger duplexes nearby still cost less overall: a four-bedroom of 326 m² at White Residence is about 23.61 million, and one of 208 m² at Taj City roughly 19.5 million.
Instalment and timing against neighbours
On two-bedrooms, SQ1's instalment (near 96,900 over eight years) is almost the same as Stone Park's (about 98,200 over ten years for 149 m²). For the same monthly money Stone Park gives 65 m² more, while SQ1 gives finishing and keys a year and ten months sooner. Katameya Creeks runs above 430,000 a month on five years and 10% down, and The Waterway's hotel flats above 660,000 on four years and 30% down. On timing, SQ1 (December 2027) sits in the middle: after Katameya Creeks and The Waterway, before Moray, Stone Park and Stone Residence.
Resale
Owners are selling little here. Mid-October 2026 brought just two listings: one bedroom on 80 m² wanting 12 million, and two bedrooms on 134 m² wanting about 18.04 million, neither far from what the developer asks. There is no gap worth waiting for, and buying from the developer on instalments is easier.
SQ1 location
SQ1 sits in El Choueifat, the small district beside 90th Street, with the Mohamed Naguib axis and the American University close by; the WBR1 hotel apartments are only 300 m away. The same developer is behind Grand Lane in the 6th Settlement, The Gray in New Cairo and Club Hills Residence in October.
