So you are in one of New Cairo's most sought-after stretches, among villa compounds and new projects, with the Golden Square's offices, malls and schools a few minutes away.

Regent's Square and Regents Park

Is Regent's Square the same as Regents Park? No. Both are by Al Dawlia Developments and both are in New Cairo, but they are two separate compounds about 6 km apart:

• Regent's Square: by the Golden Square, on 25 feddans, now selling apartments and a duplex still to be built.
• Regents Park: in the Fifth Settlement, on about 20 feddans, already handed over, with resale apartments, a duplex and a penthouse.

So if you want to move in now, Regents Park is the ready option; if you want to buy on instalments at today's price, Regent's Square is the one on sale. Searches for "Regents Square New Cairo" and "Regents Park" often mix the two, so check the name and location on any listing.

Units in Regent's Square

What unit types are in Regent's Square? According to the project's details, apartments and duplexes. On offer now:

• Three-bedroom apartment, 153 to 228 m²: from 15,052,727 to 27,949,347, about 98,400 per m² for the smallest.
• Three-bedroom duplex, 344 m²: 39,410,580, about 114,600 per m².

Big three-bedrooms only

Every apartment on offer has three bedrooms, starting at 153 m², which is generous. There is no small entry unit, so Regent's Square suits a family rather than a single buyer or an investor wanting a small flat to let.

The duplex

At 344 m², the duplex is more than twice the size of the smallest apartment, with the same three bedrooms. That space goes into living areas and probably a terrace or roof. Its metre is about 16,000 above the apartments', so it is a choice for space, not for value.

Regent's Square is in the middle: about 78,000 a metre below Villette and above the newer projects further from the Golden Square. For a three-bedroom of 153 m² by the Golden Square, that is a reasonable place to be.

Two years to handover: what it means for you

With handover at the end of 2028, you will pay instalments for about two years before you can move in. If you rent today, add that rent to your sums: two years of rent on top of the deposit and instalments. Against that, buying now fixes today's price for a home you will receive later, and the deposit of about 750,000 is light for an apartment of this size in this location. Ask how construction is progressing, and visit the site before you sign.

For investment

A three-bedroom by the Golden Square can be let to families and to staff of the companies and offices around it once it is handed over. Large apartments let more slowly than small ones but to longer-staying tenants. With an instalment of about 149,000 a month, rent will cover only part of it after handover, so this is a purchase for a family or for an investor with a long horizon. Work it out with real rents for similar three-bedrooms nearby.
