Solay Compound New Cairo: what does your budget buy?

Solay Compound New Cairo is by Living Yards Developments in the Fifth Settlement. The project data gives roughly 31 feddans, four-fifths left green or under water. Every unit comes fully finished, with 5% down and a decade of instalments, ready August 2029. The developer's list is long and varied: flats, a loft, a duplex, townhouses and a twin house. Rather than list them all, let's see what each budget gets you.

Budget by budget

About 4 to 4.5 million

You can pick a 63 m² one-bedroom at about 3.87 million, a 59 m² flat at about 4.01 million, or a 76 m² two-bedroom at about 4.27 million. The two-bedroom is the best of these: for about 400,000 more than the cheapest one-bedroom you get 13 more metres and an extra room, at about 56,000 a metre, the cheapest of all the flats. Signing costs around 214,000; after that it is close to 33,800 a month.

About 6.5 million

Careful here: the dearest one-bedroom (74 m²) costs about 6.67 million, and the dearest two-bedroom (113 m²) about 6.62 million. For the same money you get 39 more metres and another room. Skip the expensive one-bedroom.

About 12.5 million

Two three-bedroom options: a 140 m² flat at roughly 12.71 million, or a 201 m² duplex at roughly 12.37 million. The duplex adds 61 metres and still costs about 340,000 less. The cheapest three-bedroom flat's metre is about 79,500, the dearest residential metre on the list after the townhouses. So for three bedrooms, the duplex is the find, but ask whether it spans two typical floors, a garden ground floor or a roof.

15 million and up

Two-bedroom townhouses on 125 to 189 m² cost 14.88 to 18.4 million, around 119,000 a metre. Three-bedroom townhouses of 245 and 255 m², though, cost 19.17 to 20.71 million, only about 78,000 a metre. So the three-bedroom townhouse is about 41,000 cheaper per metre than the two-bedroom one and far larger, for roughly 4.3 million more. A four-bedroom twin house of 307 m² completes the list, around 30.74 million, roughly 100,000 per metre.

Solay New Cairo payment plans: what you will have paid by the keys

Every type asks 5% down and spreads the rest over 10 years, with handover about two years and ten months away. You move in having paid close to 32% of the price: about 1.37 million on the cheapest two-bedroom, 2.44 million on the cheapest three-bedroom and 6.13 million on the cheapest three-bedroom townhouse, with seven years and two months still to run. The month starts near 30,600 for the cheapest one-bedroom and reaches about 243,400 for the twin house.

Solay against the neighbours

Small flats here are clearly cheaper than around them, and everything at Solay comes fully finished:

• One-bedroom: the cheapest is 3.87 million for 63 m². Vie Collective, 2.5 km away, sells 77 m² near 5.59 million, and Bluetree, 1.8 km away, 74 m² near 6.04 million.
• Two-bedroom: from 4.27 million for 76 m², around 56,200 per metre. Bluetree's begin at 8.32 million for 92 m² (near 90,400 per metre), Vie Collective's at 138 m² near 8.98 million, and Sapphire Residence's at 107 m² for 11.53 million.
• Three-bedroom: here the picture changes. Solay's cheapest is just 96 m² at 7.63 million, a 79,500 metre. Bluetree offers 135 m² for 10.31 million (near 76,400), Vie Collective 187 m² for 12.05 million (near 64,400) and Regent's Square 153 m² for 15.05 million.

Solay is the cheapest ticket in every type, but its three-bedrooms are small and their metre is not the lowest. For a roomy three-bedroom, Solay's duplex (201 m² at 12.37 million) or Vie Collective's three-bedroom gives a better metre. The ten-year term keeps Solay's month lighter: about 60,400 for its cheapest three-bedroom, against near 96,700 at Bluetree over 8 years and 129,100 at Vie Collective over 7.

Loft, duplex and twin

The one-bedroom loft, 70 to 73 m², costs about 4.79 million, near 68,500 per metre. That is some 920,000 above the cheapest one-bedroom flat but about 1.88 million below the dearest (74 m² near 6.67 million) for a similar size, so for a large one-bedroom the loft is better value. Solay's duplex, 201 m² near 12.37 million, runs close to 61,500 per metre, roughly half the metre of Regent's Square's duplex (344 m² near 39.41 million, about 114,600 per metre). The four-bedroom twin, 307 m² near 30.74 million, is some 7.8 million above a Vie Collective four-bedroom flat (288 m² near 22.9 million), the price of a standalone house with its garden.

For a ready three-bedroom instead of waiting until 2029, El Patio Oro, 2.4 km away, is due this month, its cheapest three-bedroom 14.5 million for 164 m², but on 20% down over 4 years the month nears 241,700, four times the cheapest three-bedroom here.

Townhouses against Eastville

Eastville, 800 m away, prices its three-bedroom townhouse at 12.43 million for 160 m² (near 77,700 per metre), due August 2028, a year before Solay, though over 6 years on 10% down. Solay's 245 m² three-bedroom townhouse at 19.17 million carries much the same metre with 85 more square metres. Eastville's 230 m² four-bedroom townhouse at 20.28 million costs about what Solay's three-bedroom does, with an extra room and less space. By the month, Solay's three-bedroom townhouse runs about 151,700 over 10 years, against near 155,400 for Eastville's smaller one over 6: the bigger house here on a lighter month.

Solay's offices, clinics and shops are sold in a separate phase called Lynks, which has its own page with prices and dates. So if you live, or plan to live, in Solay, a clinic or office would be steps from home.

Before booking at Solay

• Every unit is fully finished, so ask the finishing spec, air conditioning and kitchen, since they are part of the price.
• For a unit far cheaper per metre than its siblings (like the duplex), ask about its position and floor.
• Ask which phase the unit sits in, as the project has several.

Location

Per the project data, Al Ahly club is a minute away, the American University 5, the airport 20, Bin Zayed Axis 3 and the Middle Ring Road 4. Inside the project are phases called C Suites and Maison S, plus Links Mall for offices and shops.

Living Yards

Two investment groups own Living Yards, per the project data: AM Group and the Egyptian Swiss Group, and the master planning consultant is Hafez Consultants. Its projects also include Noir in New Cairo, and The Loft and The Loft Plaza in the Capital.
