Eastville Compound New Cairo: a four-bedroom townhouse with a smaller deposit than a three-bedroom

Eastville Compound New Cairo is a townhouse project on about 20 feddans by Ajna Developments in New Cairo, a minute from Al Ahly Club and five from the American University according to the developer. Two townhouse types are on offer, each on a different payment plan, and the result is that the larger one needs less cash up front. Handover is August 2028.

Eastville prices

• Three bedrooms on 160 through 190 m², costing 12,430,000 to 18,707,000; a tenth at booking and six years for the rest.
• Four bedrooms on 230 m², costing 20,277,000 to 24,717,000; a twentieth at booking and nine years for the rest.

The three-bedroom: 30 m² for 6.3 million

Within one type the spread is wide: 12.43 million buys the 160 m² three-bedroom, while the 190 m² version asks 18.71 million. Those extra 30 m² work out near 209,000 a metre, about 2.7 times the average. That most likely reflects position, such as a corner, a bigger garden or a view. Ask about plot and garden size on both before choosing the dearer one.

Four bedrooms or three?

Entry to the cheapest three-bedroom costs 1,243,000, followed by some 155,400 monthly. Entry to the cheapest four-bedroom costs only 1,013,850, followed by some 178,400. So you pay less at the start and about 23,000 more each month, for an extra room and at least 40 m² more. The reason is the four-bedroom's term, three years longer. The total price is of course about 7.8 million higher, so the real comparison is between your monthly income and how long a commitment you can hold.

Handover day

Some 22 months separate today from August 2028. For the three-bedroom that is about a third of the term, so close to 38% paid on handover day. For the four-bedroom it is about a fifth, so close to 24%, with roughly seven years left after you move in.

Against the neighbours' townhouses

The three-bedroom townhouse here costs about 77,700 a metre. Nearby: Solay, 800 m away, about 78,200, and Notion about 71,000. About 3 km off it gets much dearer: Trio about 124,200, 97 Hills about 138,600 and Mist about 141,600. Eastville therefore belongs with Solay and Notion in the cheaper tier of new houses here.

Two resale listings that need questions

In October 2026 one listing offered a 33 m² one-bedroom flat at about 3.54 million and another a four-bedroom twin of 218 m² at 44 million. The developer offers neither flats nor twins here, so these may belong to another project or be wrongly recorded. Check the project and unit name in the contract before anything else.

Inside Eastville

Per the developer: a clubhouse, a pool, a commercial area, restaurants and cafés, and walking and running paths. The project is near the Mohamed Bin Zayed axis, Suez Road and the Ring Road. Ajna also has Carnelia in Ain Sokhna.
