About Solana East New Cairo
Solana East New Cairo: from a 62 m² apartment to a 369 m² villa
Solana East New Cairo is a compound by Ora Developers in the Fifth Settlement on 170 feddans, with apartments, townhouses, twin houses and villas, alongside clinics and offices. The cheapest unit is a 62 m² one-bedroom apartment in the Gardinn phase at EGP 8,975,000, with 5% down, up to 9 years of instalments and handover in October 2030.
Solana East is one of the most expensive compounds in New Cairo per square metre, so the question is not whether it is cheap or dear, but which unit gives you the most for your money. That is what we work out here with the figures, because the differences between phases and types can save you millions.
Who is Solana East for?
The offer is very varied, from a small apartment to a standalone villa to a clinic, so each kind of buyer has a different way in:
A young person or small family wanting a first home under a big name
The 62 m² one-bedroom in Gardinn is the cheapest ticket into the whole compound, and it is fully finished. Its deposit is only EGP 448,750 and its instalment about 79,000 a month.
A family that needs three bedrooms
You have two options: a 130 m² apartment in Gardinn at EGP 18,250,000, or a 181 m² apartment elsewhere in the project at EGP 27,500,000. The difference is 51 m² and 9.25 million, and we explain below how to choose.
Someone who wants a house on the ground with a garden
The 210 m² townhouse costs 44 million, the 240 m² twin house 54 million and the 369 m² standalone villa 119 million. This category is priced well above its neighbours, so you need to know what you are paying for.
A doctor or a business owner
There are 5 medical units from 57 to 135 m² and a 57 m² office. This is a workplace inside a large residential compound, so your customers live next door.
Gardinn or the rest of Solana East?
This is the key comparison in the project, because the Gardinn phase gives more bedrooms for almost the same money:
- For the same amount: EGP 13,900,000 buys a 99 m² one-bedroom with two bathrooms elsewhere in the project, or a 97 m² two-bedroom in Gardinn. Same price and almost the same size, but an extra room.
- Three bedrooms or two: a 130 m² three-bedroom in Gardinn costs 18,250,000, and a 134 m² two-bedroom elsewhere costs 19,500,000. So Gardinn is 1.25 million cheaper with an extra room.
- Finishing: Gardinn's apartments are recorded as fully finished, while the finishing of the other units is not recorded with us. If finishing is included in the price, the gap grows further.
The upshot: if you want an apartment and the number of rooms matters more than space, start with Gardinn. If you really need a large space, the 181 m² apartment is the only one that size.
The price per metre rises with size
In most projects the square metre gets cheaper as the unit gets larger. Here it is the opposite:
- Apartments: the one-bedroom about 140,400 per m², the two-bedroom about 145,500 and the 181 m² three-bedroom about 151,900.
- Houses: the townhouse about 209,500, the twin house about 225,000 and the villa about 322,500.
- Gardinn: from about 140,400 to about 144,800, so steadier across sizes.
That means every step up costs more per metre, not just more metres. So take exactly the space you need, because an extra metre here is expensive.
Townhouse, twin house or villa?
- From townhouse to twin house: 30 m² more for 10 million, so the extra metre costs about 333,000. You pay for one neighbour instead of two and a wider garden.
- From twin house to villa: 129 m² more for 65 million, and the villa has 4 bedrooms and 5 bathrooms. That is a very large gap, paid for complete independence.
If three bedrooms are enough, the townhouse is the most sensible choice in this category. The twin house and villa are for those who value privacy over the sums.
Deposit and instalments: what income do you need?
The deposit is 5% on every unit, and residential units run over 9 years. If the instalment is to stay under a third of household income:
- 62 m² Gardinn apartment: an instalment of about 78,900 a month, so an income of around 237,000.
- EGP 13.9 million apartment: an instalment of about 122,300, so an income of around 367,000.
- Gardinn three-bedroom: an instalment of about 160,500, so an income of around 482,000.
- 181 m² apartment: an instalment of about 241,900, so an income of around 726,000.
- Townhouse: an instalment of about 387,000, so an income of around 1.16 million.
These are approximate and before any increases; the details are under payment plans.
A clinic or office in Solana East
The medical units run from 14 to 36 million, about 245,600 per m² for the cheapest, with 5% down over eight and a half years. The 57 m² office costs EGP 14,300,000, about 250,900 per m², over 8 years. Handover is September and October 2030.
Against the area: a clinic in Hyde Park is about 239,800 per m², in Prk Vie about 224,200 and in Point 90 Mall about 201,900. An office in Hyde Park is about 262,400 and in Ivoire East about 177,500. So Solana East is at the top of the market for clinics and mid-market for offices. If you are looking for a clinic only, also see Solana Eastlane.
Solana East against its neighbours
Using the price per m² of the cheapest unit of the same type in nearby projects:
- Apartments: Solana East about 140,400, ZED East about 136,000, Hyde Park about 84,600, Jade & Blue about 83,200 and The Crest about 56,600.
- Townhouses: ZED East about 176,700, Hyde Park about 132,900 and Hyde Park Central about 120,400.
- Villas: ZED East about 228,000 and Hyde Park about 217,700.
Solana East is dearer than all its neighbours for apartments and houses, and the closest in price is ZED East, from the same developer. So you are buying Ora's name and planning; if that name does not matter to you, Hyde Park is a kilometre away at a much lower price per metre.
Handover in 2030: buy now or wait?
Handover is about four years away and instalments run for 9 years. So you will pay a large part of the price before you receive the unit, and the rest after you move in. That suits someone planning a family home at leisure who does not need to move soon. But if you need to move within a year or two, this project is not for you right now, and you are better off looking for something ready in New Cairo.
The location: the Fifth Settlement next to Hyde Park
The compound is in the Fifth Settlement in New Cairo, served by 90th Street, the Mohamed Naguib and Gamal Abdel Nasser axes and the Middle Ring Road. Its immediate neighbours are Hyde Park, Ivoire East and Mountain View Hyde Park, all one to two kilometres away. See it under location, or browse the other projects on the New Cairo page.
Who is Ora?
Ora Developers' projects span Zayed and New Cairo: in Sheikh Zayed it has ZED, and in New Zayed Solana, whose name Solana East shares. In New Cairo it also has ZED East. If you want to know how this developer delivers, go and see its lived-in projects for yourself and ask the residents.
Things to know before you book
- Send the developer the residential size you want and ask which floors and views are on sale in it.
- Ask about the finishing level of each unit outside Gardinn and get it in writing, because it changes the sums.
- Read the pros and cons and the amenities above, and check the master plan to see where your unit sits.
Your next step
Compare the units under available units, and turn to the FAQs for any question.
If you want to know what is available today or compare Gardinn with the rest of the project on your budget, message Masharf on WhatsApp from the button on this page, and we will send you a written offer with the deposit, instalment and handover date.
