About WBR1 New Cairo

WBR1 New Cairo: just two serviced apartments, handed over March 2027

WBR1 New Cairo is an apartments project by The Waterway Developments in El Choueifat, New Cairo, presented as serviced apartments. The developer is offering two apartments: a 150 m² two-bedroom at EGP 45,375,000 and a 220 m² three-bedroom at 66,550,000, with 30% down, 4 years of instalments and handover in March 2027.

The price per metre here is about 302,500, far above the apartments in the projects around it. And the project's name says these are hotel-style apartments, so living here is a different idea from an ordinary compound. So the real question is not whether the price is high or low, but whether the hotel-style service is worth that gap to you.

Who do these apartments suit?

Someone wanting a home with hotel-style service

If you travel a lot or do not want the burden of cleaning and maintenance, the idea of a serviced apartment is that these services are available inside the project.

Someone with plenty of cash

The deposit starts at 13.6 million, with instalments over only 4 years, so this is for someone with significant liquidity.

Someone who wants the keys soon

Handover is in about 5 months, so no years of waiting and no rent.

Someone who likes quiet next to 90th Street

El Choueifat is a quiet residential district, yet minutes from 90th Street, its offices and its malls.

The sums

  • Two-bedroom: 150 m² at 45,375,000, EGP 13,612,500 down, and an instalment of about 661,700 a month over 4 years.
  • Three-bedroom: 220 m² at 66,550,000, EGP 19,965,000 down, and an instalment of about 970,500.
  • Price per metre: about 302,500 for both.

If the instalment is to stay under a third of income, the two-bedroom needs an income of about 2 million a month and the three-bedroom about 2.9 million. This is a very heavy plan, so ask about the cash price. These are approximate and before any increases; the details are under payment plans.

Two bedrooms or three?

The price per metre is the same for both, so the whole difference is space: 70 m² and a room more for about 21.2 million. So there is no discount for size. If you live alone or with a partner, two bedrooms are enough. For a family with children, three bedrooms. If you are buying for hotel-style letting, the two-bedroom is usually easier, as its nightly rate is lower and its market wider.

The serviced apartment: what to ask

"Serviced" does not mean the same thing in every project. Before paying, ask exactly:

  • Services: cleaning, reception, maintenance, room service? What is included in the maintenance and what costs extra?
  • Charges: how much is the annual service fee, because in serviced apartments it is higher than in an ordinary compound.
  • Rental programme: is there a management that lets the apartment on your behalf, and what share does it take?
  • Use: can you live there all year, or are there conditions on use?

Against the area's apartments

Using the price per m² of the cheapest apartment in nearby projects:

WBR1's apartments are more than 100,000 per metre dearer than Katameya Creeks and Moray, and about four times Stone Park's. That gap is the price of the hotel-style service, the low density and the near handover, and of an apartment in a small project made for those who want privacy and service without managing everything themselves. So if you do not need hotel-style service, the area has good apartments at much lower prices.

Serviced apartment or ordinary apartment?

  • Serviced apartment: ready services, a management that may let it for you and maintenance handled by the project, but a higher price per metre and higher service fees.
  • Ordinary apartment in a compound: much cheaper per metre with lower fees, but everything is on you: cleaning, maintenance and letting.

If you will live there all year and do not need these services, an ordinary apartment saves you millions. If you travel a lot or will let to visitors, the serviced apartment makes life easier.

30% down: the cash you really need

The deposit alone starts at 13.6 million. And with handover in months, you will also need the maintenance deposit, furniture if the apartment is unfurnished, and the hotel-style service fees from the first year. So work out the total cash you will pay in the first 6 months, not just the deposit, before deciding.

If you do not need hotel-style service

Less than half a kilometre away is SQ1, with units from about 10.3 million. And the area has projects such as Katameya Creeks and Moray at more than 100,000 less per metre. So if what matters to you is just the El Choueifat location, there are much cheaper alternatives.

A small project: low-rise buildings

The project is designed at low density, with low-rise buildings around green spaces and walkways. That means quiet, privacy and few neighbours, and that is part of what you pay for. Ask about the number of units in your building and the floor, because the view and privacy vary from floor to floor.

For investment: hotel-style letting

A serviced apartment can be let by the night or the month to visitors and foreign company staff, at a higher nightly rate than an ordinary apartment. But work it out with figures: ask about the expected occupancy, the nightly rate, the management share and the service fees. And with an instalment of about 662,000 a month for the smaller apartment, rent will not cover the instalment, so buying here is for someone with significant liquidity.

Handover in 5 months

Handover is in March 2027, so before signing, ask to inspect the building on site. The project should be almost finished, so check the finishing level and the promised services before paying such a large deposit.

El Choueifat: who does it suit?

El Choueifat is a small, quiet district inside New Cairo with few projects, and the Choueifat International School is among its best-known landmarks. It suits a family whose children are at that school or nearby ones, or someone who works on 90th Street and wants to live away from its traffic but close to it. Because the district is small with few projects, supply for sale and rent there is limited.

The location: El Choueifat

The project is in El Choueifat, New Cairo, with easy access to North and South 90th Street, the Ring Road, the Amal axis and the Gamal Abdel Nasser axis. The Choueifat school is close, and its neighbours include SQ1, less than half a kilometre away, and One - Ninety. See it under location, or browse the other projects on the El Choueifat page.

Who is The Waterway?

The Waterway Developments' projects include The Waterway New Cairo and The View Waterway.

Things to know before you buy

  • Ask for the hotel-style services and their fees in writing in the contract.
  • Ask about the cash price, because the plan is heavy.
  • Ask about the rental programme and the management's share if you will let, in writing.
  • Make sure the handover date is in the contract.
  • The finishing level is not recorded with us, so ask about it and inspect it yourself.
  • Read the pros and cons and the amenities above.
