Stone Residence Compound New Cairo is by PRE on 600,000 m², about 143 feddans, on the Ring Road in the Fifth Settlement towards Katameya. In October 2026 the developer sells a 200 m² three-bedroom at EGP 18,040,000 with 2.5% down over 10 years and a 208 m² four-bedroom at 16,180,000 with 20% down over 5 years, handing over in September 2030.

The compound has been lived in for years while the developer still sells new units. This page works out the gap between the two payment plans and sets it beside the same developer's other projects.

Stone Residence prices in October 2026

Stone Residence developer prices in October 2026 are EGP 16,180,000 for a 208 m² four-bedroom, 18,040,000 for a 200 m² three-bedroom and 26,460,000 for a 302 m² four-bedroom penthouse, all for September 2030.

Why is the four-bedroom cheaper than the three?

The 208 m² four-bedroom is EGP 1,860,000 below the 200 m² three-bedroom because of the plan: 20% down over 5 years against 2.5% over 10, a discount of about 14% a metre for paying faster.

The three-bedroom takes only EGP 451,000 down and about 146,580 a month; the four-bedroom takes 3,236,000 down and about 215,730. The choice is a large discount with a heavy instalment, or a light instalment at a higher price.

The gap shows most at handover. By September 2030 you will have paid about EGP 13,375,310 on the four-bedroom, 83%, so it is nearly paid off. On the three-bedroom you will have paid about 7,340,260, 41%, with 6 years left while you live there.

Stone Residence or Stone Park?

Stone Park, the same developer's project about 900 m away, has a 215 m² three-bedroom duplex at EGP 18,177,000, close to the three-bedroom's price here and 15 m² wider, at about 143,900 a month over 10 years, in October 2026.

Its 302 m² penthouse at 26,457,000 nearly matches the Stone Residence penthouse, and its 149 m² two-bedroom is 12,401,000. If you are buying from the developer, the Stone Park duplex gives more space for the money, while Stone Residence is a lived-in compound with services already running.

Stone Residence or The Brooks?

The Brooks, about 1.3 km away and by the same developer, is clearly lower in October 2026: three-bedrooms from 145 m² at EGP 8,937,000, about 61,630 a metre, a 212 m² penthouse at 13,520,000 and a 244 m² duplex at 17,536,000, for October 2030.

Its metre is about EGP 28,570 below the three-bedroom here, at about 70,750 a month over 10 years. In return, Stone Residence has been lived in for years, so part of the gap pays for neighbours and working services.

Where is Stone Residence?

Stone Residence is directly on the Ring Road in the Fifth Settlement, near 90th Street and the American and German universities, with Maadi, Heliopolis and Nasr City close and the airport on the same road; its place is on the map under location.

Its neighbours are older compounds such as Katameya Heights and Arabella. Buildings on the Ring Road edge may hear the road, so ask where your building is.

Stone Residence master plan

Buildings are announced on about 20% of the land, with the rest greenery and artificial lakes. There is a health centre with a spa, sauna and jacuzzi, pools of different depths, a clubhouse, sports courts, a children's area, garages, security and natural gas.

All of it already runs, so you can see it on a viewing; ask residents about its condition and upkeep.
