Arabella Compound New Cairo is an older, lived-in villa compound in the Fifth Settlement by Azmeel Group Real Estate, next to Arabella Square and the German University. Its name causes constant confusion: there is a company called Arabella that builds coastal villages such as Direction White, and it has nothing to do with this compound. A finished 900 m² villa

An owner listed a villa in October 2026: five bedrooms, 900 m², finished, long past its delivery date. The developer is not selling here, so the seller is an owner. A 900 m² figure in the Fifth Settlement is usually not the house but the whole plot with its garden. So before thinking about price, get three numbers: the built-up area, the number of floors, and whether there is a basement. A villa on 900 m² of land might have 400 or 600 m² of building, and the difference in value is large. Per the project data there are also offices in the compound, but none on offer with us.

Villas for sale in Arabella New Cairo: against new launches

The seller asks EGP 180 million for this villa, per the offer listed in October 2026. Across 900 m² that is about 200,000 per metre. If the true built-up area were, say, 500 m², the building would work out at about 360,000 per metre, a very different figure. That is why the built-up area is the first question.

The nearest new villa project with a price is Katameya Creeks, about 1.6 km away: a 750 m² villa at about 132 million, around 176,000 per metre, due at the end of October 2026. If the Arabella seller asks a similar built-up metre, remember their villa is ready and finished, saving you the cost of finishing a whole villa and a year or two. Remember too that an older villa needs upkeep in line with its age.
