The Gray Project New Cairo: ready this month, its neighbours two or three years away

The Gray Project New Cairo offers clinics and offices by Housing and Development Properties (HDP) on a 7,500 m² plot in New Cairo, due in October 2026. Its metre costs more than the office projects around it, but those are still due between 2028 and 2030. So the question worth a sum here: how many years of early rent does the price gap buy?

The Gray New Cairo prices

• Clinics sized 26 up to 91 m², priced 5,980,000 at the low end and 20,748,000 at the top, about 230,000 a metre.
• Offices sized 43 through 112 m², starting at 10,019,000 and reaching 26,096,000, about 233,000 a metre.

A short payment plan

A fifth of the price is paid at booking, the remainder across 4 years. The cheapest clinic takes 1,196,000 at signing, then near 99,700 monthly; the cheapest office 2,003,800 and about 167,000. That takes serious monthly cash, but in return the unit can open or be let while you are still paying.

A ready clinic or a cheaper one in 2029?

The nearest neighbour, Patterns, a kilometre away, sells a 34 m² clinic for about 6.1 million, 179,500 a metre, due August 2029. Cattleya, 1.7 km off, runs about 163,100, due 2028. So The Gray's smallest clinic (26 m² at 5.98 million) costs close to a Patterns clinic 8 m² larger. The difference is that The Gray's is ready now and Patterns' in about three years.

The sum to do

Ask what a clinic of the same size rents for nearby, and multiply it by the months until the neighbour hands over. If that beats the price gap, the ready unit is the better buy. If you will practise there yourself, it is simpler: every early month is a working month.

Before buying a clinic

Ask whether the clinic's floor is licensed for medical use, and whether ventilation and drainage suit an X-ray unit or a dental chair. Ask too about central air-conditioning and monthly service charges, since they are billed per metre and cut into net rent.

Offices for sale in The Gray against the neighbours

The Gray's office costs about 233,000 a metre. Around it: Patterns at about 186,700, W55, 1.2 km away, at about 198,700 and due 2030, Cattleya at about 141,100, and Cinco at about 219,600. So The Gray is the dearest per metre, and the handover date is the one thing that justifies it.

From owners

October 2026 brought 3 offers: two offices of 40 and 41 m², one at 6.88 million and the other at 7.89 (a metre between roughly 172,000 and 192,000), and a single 38 m² clinic whose owner asks 7.58 million, near 199,000. Both run below the developer. Since the project is being handed over now, ask the seller whether the unit has been received and whether instalments remain.

Services under one roof

Per the developer: an open plaza, restaurants and cafés, a gym and spa, a rooftop, co-working space, a kids' area, a pharmacy and a hypermarket, central air-conditioning, fibre internet and round-the-clock security. It is close to Suez Road, the Mohamed Naguib axis and the American University.
