Patterns Mall New Cairo is an offices, clinics and shops mall by Kulture Developments in New Cairo, and its lowest price in October 2026 is a finished 32 m² office at EGP 5,973,407, with 5% down (298,670) over 8 years and handover in August 2029.

An investor in commercial units asks three questions: what does it take to get in, what do I pay each month until the unit earns, and what rent covers the instalment. This page answers them for Patterns in figures.

How much are Patterns Mall prices?

Patterns Mall prices in October 2026 start at EGP 5,973,407 for an administrative office, 6,104,500 for a clinic and 10,672,500 for a shop. The figures come from the developer's unit table at Masharf (Keller Williams Masharf) in October 2026:

Every Patterns Mall unit is on an 8-year plan with handover in August 2029, and none is ready. The table does not give the shops' finishing.

Question one: what does it take to get into Patterns?

The smallest amount that gets you into Patterns Mall in October 2026 is EGP 298,670, the down payment on the 32 m² office. The 34 m² clinic takes 305,225 down, and the 30 m² shop 1,067,250, because shops are on 10% down.

The low entry comes from the small sizes: a 32 m² office, a 34 m² clinic and a 30 m² shop. Small size has a price per metre, though:

The 96 m² office at Patterns costs about EGP 28,000 less per metre than the 32 m² office, and the small shop about 123,000 more per metre than the large one. A small unit gets you in for less money but costs more per metre.

A clinic or an office at Patterns?

The 34 m² clinic at Patterns Mall costs EGP 6,104,500 and the 32 m² office 5,973,407 in October 2026, only 131,000 apart for two more metres. The clinic metre (about 179,500) is below the office metre (about 186,700), with the same plan and handover. So the choice comes down to who will rent it, a doctor or a small company, and which is more common around the mall.

Question two: what will I pay before handover?

By the August 2029 handover you would have paid about 39% of a Patterns Mall office or clinic and about 42% of a shop, assuming equal instalments. October 2026 to August 2029 is about 34 months:

So an investor in the small Patterns office needs about EGP 59,000 a month from their own income for 34 months with no rent. After handover about 62 instalments remain, which the rent is meant to carry.

Question three: what rent do I need?

To cover the instalment after handover, a 32 m² Patterns Mall office needs to let for about EGP 59,100 a month, around 1,850 per m². The 34 m² clinic needs about 60,400 (about 1,780 per m²), and the 30 m² shop about 100,100 (about 3,340 per m²).

Those figures are the line to measure any rent you hear against. If New Cairo rents in 2029 are lower, the difference comes out of your pocket until 2034. If higher, the unit pays for itself and earns you the difference.

When does a Patterns unit start earning?

If the rent covers the instalment exactly, a Patterns Mall unit starts earning you a net income after the last instalment in 2034, since from then the rent is all yours. If the rent is above the instalment, the difference is profit from the first month after the August 2029 handover. Also count the maintenance and service charges the mall will ask for after handover, and get the figure in writing before signing.

And the 96 m² office?

The 96 m² office at Patterns Mall costs EGP 15,202,250 in October 2026, with 760,113 down and about 150,400 a month, around 1,570 per m² a month to cover its instalment. That is less per metre than the 32 m² office, but it needs one tenant paying 150,000 a month instead of a small tenant paying 59,000.

Patterns, The Gryd or IT Business Hub?

Patterns Mall has a lower starting price for offices and clinics than The Gryd Mall and IT Business Hub in New Cairo in October 2026, but a higher metre than The Gryd because its units are smaller:

For an investor: a Patterns office gets you in for 270,000 less than a Gryd office, with about half the down payment (298,670 against 624,330), but 10 m² less and a handover one year and two months after The Gryd. On shops, a 48 m² Gryd shop costs about 1.43 million less than a 30 m² Patterns shop, with only 5% down.

A 30 m² or a 638 m² shop at Patterns?

Patterns Mall shops run from 30 m² at EGP 10,672,500 to 638 m² at 148,335,000 in October 2026, and eight are available.

The 638 m² shop at Patterns needs EGP 14,833,500 down and about 1,390,600 a month. That is space for a restaurant chain, a supermarket or a gym, one large tenant on a long lease. The 30 m² shop suits a small café or a service shop.

An investor buying the large shop bets on one tenant; one buying small shops spreads the risk over several. Either way, find out exactly where the shop sits in the mall: on the street, or on the inner plaza.

Where is Patterns Mall and what does it look like?

Patterns Mall is in New Cairo; the exact pin is on the map under location, and competitors list it as "Patterns Fifth Settlement".

The Patterns renders show an open-air mall: pedestrian streets lined with shops and cafés, plazas with fountains and trees, bridges between buildings on the upper floors, a glass-domed entrance and terraces with seating above. An open-air mall relies on the movement along its inner streets, so on the viewing check which walkway your shop is on.
