Is there a ready office at Cinco?

No, the earliest handover at Cinco is July 2028 (October 2026). For a ready office in New Cairo today, Rock Gold in El Lotus is ready at a lower metre than Cinco, at 20% down over 6 years; see the comparison below.

Figure one: what will you pay before handover?

A 58 m² Cinco office needs EGP 1,273,429 down, then about 119,400 a month for 8 years, assuming equal instalments (October 2026).

From October 2026 to July 2028 is about 21 months, so before handover you would have paid about 3.78 million, around 30% of the price. The rest (about 8.95 million) runs over 75 instalments after handover, the last around October 2034.

• After handover: 75 instalments, which the rent is meant to carry.

The 272 m² office at Cinco costs EGP 58,327,136, about 214,400 per m², some 5,000 per metre below the 58 m² office. It needs 5,832,714 down and about 546,800 a month, which suits a large company using it itself or one tenant on a long lease.

And if you run the office yourself?

If your company rents an office on the 90th Street now, compare the rent with the Cinco instalment (about 119,400 for 58 m²). If they are close, for almost the same money you are paying for an office you will own in 2034. But until July 2028 you pay instalment and rent together, so work those 21 months out carefully.

A Cinco office metre (about 219,600 in October 2026) is above the offices at IT Business Hub, Rock Gold, Patterns and The Gryd in New Cairo:

IT Business Hub, by the same developer on the same street, costs about 11,000 less per metre than Cinco and hands over in April 2027, a year and three months earlier, but on a 5-year plan. Rock Gold is ready today at a lower metre, but takes 20% down. The Gryd, also by Upwyde, costs about 71,000 less per metre and hands over a month before Cinco.

So the Cinco metre is the highest in this table. Ask yourself whether its spot on the 90th Street is worth that gap to your tenant.

The 213 m² clinic at Cinco: who is it for?

The Cinco clinic is 213 m² at EGP 45,108,206 in October 2026, about 211,800 per m², with 4,510,821 down and about 422,900 a month. One unit is available.

213 m² is the size of a multi-specialty medical centre, a laboratory or a radiology unit. For comparison, clinics at The Gryd go up to 217 m² at EGP 57,672,975 (about 265,800 per m²), so the Cinco medical space costs about 54,000 less per metre.

Before booking a medical space, ask about the licence for medical use in the building, the power and water connections the equipment needs, and the patient entrance.

Before signing for an office or clinic at Cinco, leave with written answers to these questions:

• Floor and view: does the office face the street or the inner courtyard?
• What "finished" covers: floors, ceiling, air conditioning, power and data points.
• Parking: how many spaces come with the office, and are they free?
• Management and maintenance charges: how much a year, and from when.
• Handover date: July 2028 written into the contract, and the late-delivery penalty.
• The instalment schedule with dates and amounts.
• Uses: can you let the office for any activity, or are some barred in the building?
