Three-bedroom flats from 7.9 million

Per the October 2026 offers, three three-bedroom flats were listed, sized 165 up to 216 m², asking anywhere from 7.9 to 11 million. That puts the metre at roughly 48,000 to 51,000, for finished flats.

Against El Rehab across the road

The same month, the cheapest three-bedroom listed in El Rehab was 108 m² at 6.5 million, about 60,000 a metre. At Acasia, about 1.4 million more buys 165 m² instead of 108. El Rehab is a full city with a mall, club and schools inside its walls; Acasia is a smaller compound right opposite. If you will use El Rehab's services anyway, Acasia gives you more space for similar money.

The houses: twin and duplex

• A 316 m² four-bedroom twin house: 27 million, about 85,400 a metre.
• A 357 m² three-bedroom duplex: 22 million, about 61,600 a metre.

The duplex is larger than the twin yet 5 million cheaper. Most likely its 357 m² counts a roof or garden, so ask for the exact built-up area. The twin is a house of its own sharing one wall, which explains the gap.

So a ready Acasia flat is around 26,000 a metre below the cheapest new one around it. New buys you years of instalments and a fresh building; here you move in tomorrow and can see your neighbours and the building's condition before paying.

Who suits Acasia?

A family living in or near El Rehab that needs more room without moving away from the children's schools and the Rehab club. Someone working in Nasr City, Heliopolis or near the airport who wants to be at the near edge of New Cairo rather than the far one. Or a cash buyer who wants to move in now instead of waiting four or five years for a new project. If you need a long payment plan, the new projects nearby suit you better, since sellers here usually want their money quickly.

Location

Per the project data, it is close to the Fatma Al Sharbatly mosque, the American University, Cairo Festival City and the Air Force Hospital, about 26 minutes from Cairo airport and about 20 from Nasr City. Five roads lead to it: the Ring Road and the Middle Ring Road, plus the Naguib and Abdel Nasser axes and Suez Road.
