Elen new cairo: a three-bedroom at 45,500 a metre in an eight-building compound

Elen new cairo is a small residential compound by Concrete Development in New Cairo, published as about 5 feddans holding 8 buildings, close to the same developer's Jadie Residence. Flats are semi-finished, instalments run eight years, and handover is announced for July 2029. What stands out is that the larger the unit, the cheaper the metre, to the point where the three-bedroom is one of the area's lowest rates.

Elen prices 2026

• One bedroom, 75 m²: 4,615,000.
• Two bedrooms: 6,127,200 for 100 m², 6,440,000 for 116 m².
• Three bedrooms: 6,825,000 for the 150 m² flat, 11,830,500 for the 239 m² one.
• Three-bedroom duplex: the smallest 232 m² at 10,547,200, the largest 281 m² at 14,269,500.

The one-bedroom and the small two-bedroom come to roughly 61,500 a metre, and from there the metre falls: near 55,500 for the 116 m² two-bedroom, about 45,500 for the cheapest three-bedroom, and almost the same for the cheapest duplex. Set the cheapest two-bedroom against the cheapest three-bedroom and the gap is just 697,800 for 50 more metres and an extra room, under 14,000 per added metre. On a budget around 6 million, the three-bedroom gives far more than the two-bedroom.

Why is the metre so low?

The gap is large, so ask about the difference before booking: is a garden or roof counted in the 150 m²? Which floor and which side does it face? The largest three-bedroom (239 m²) is near 49,500 a metre, slightly above the small one, so ask whether the extra area is indoor space or a terrace or garden.

A duplex or a large three-bedroom?

The smallest duplex (232 m²) costs about 1.28 million less than the largest three-bedroom flat (239 m²), for nearly the same space. But the duplex asks 15% down, 1,582,080, against just 591,525 for the big flat. The duplex is cheaper overall; the flat is easier to book.

Elen payment plans

The deposit varies by unit, while the term is eight years for all:

• One bedroom: 10% down (461,500), then about 43,270 a month.
• Cheapest two-bedroom: only 5% (306,360) and an instalment near 60,630.
• Cheapest three-bedroom: 341,250 to book and roughly 67,540 monthly.
• Largest three-bedroom: 591,525 first, with each month close to 117,070.
• Cheapest duplex: 15% up front and about 93,390 a month.

Oddly, the cheapest three-bedroom needs some 120,000 less to book than the one-bedroom, though it is 75 metres larger. And between the cheapest two- and three-bedroom flats the monthly differs by only about 6,900.

What will be paid at handover?

July 2029 is around 33 months off. On the two- and three-bedroom flats, with their 5% deposit, roughly 37.7% will be paid: the entry three-bedroom will have taken about 2.57 million, the entry two-bedroom 2.31 million. The one-bedroom, with its higher deposit, reaches near 40.9%, or 1.89 million, and the duplex about 44.2%, or 4.66 million. Sixty-three instalments follow the keys, alongside the finishing bill.

Elen against Jadie Residence

Jadie Residence, by the same developer and close by, sells on 10% down over eight years, with handover announced for August 2029. There, the one-bedroom is 72 m² for 4,816,800, the two-bedroom 110 m² for 6,875,000 and the three-bedroom 139 m² for 9,135,126, with flats between 62,500 and 66,900 a metre. So Elen's cheapest three-bedroom is 11 metres larger and about 2.31 million cheaper than Jadie's. Ask the developer what separates the two in specification and facilities, since that is a wide gap for neighbouring projects.

Elen flats against the neighbours

• Maliv, 2.4 km away: its smallest three-bedroom is 136 m² at 6,908,500 (near 50,800 a metre), sold on 10% and ten years, so about 51,800 monthly. Elen's cheapest is 14 metres roomier and roughly 83,500 cheaper.
• Vallis, a kilometre off: three bedrooms start at 125 m², asking 7,144,000, close to 57,150 per metre; over ten years the instalment nears 56,600.
• The Crest, 600 metres away: its only listed three-bedroom is 135 m² at 8,704,584, with just 2.5% down and ten years, but a far higher metre, near 64,500.
• Noll, 1.3 km off: 7.4 million buys a 120 m² three-bedroom, roughly 61,700 per metre, but on twelve years, so the monthly is near 46,250, lighter than Elen's despite the higher price.
• Grounds, 2.1 km away: the cheapest three-bedroom there is 8,132,000 for 144 m², about 56,500 per metre.

Elen's three-bedroom metre sits 5,000 to 19,000 below all of these. Its one- and two-bedroom flats are priced about level with the area.

The one-bedroom here and around

Elen's one-bedroom (75 m², 4.62 million) is mid-pack: Maliv asks 4.25 million for 76 m², Vallis 3.64 million for its smallest (65 m²), Jadie Residence 4.82 million for 72 m², and The Crest 4.98 million for 80 m². If you want a one-bedroom to let, Elen is not the cheapest; its real edge is in the three-bedroom and duplex.

Duplexes against the area's duplexes

Elen's duplex metre is about 45,500, and every neighbour is higher. Grounds starts its duplexes at 11.48 million for 213 m², close to 53,900 per metre. At Maliv, 11.84 million gets 225 m², near 52,600 per metre. Noll reaches close to 66,400 a metre, and Vallis around 70,800. So Elen's 232 m² duplex costs roughly 930,000 less than Grounds' smaller one.

Cheapest three-bedroom monthly in the area

• Elen, 150 m², eight-year plan: about 67,540.
• Vallis, 125 m², ten-year plan: near 56,600.
• Maliv, 136 m², ten-year plan: around 51,800.
• Noll, 120 m², twelve-year plan: close to 46,250.

Elen is cheaper in price and metre, but its monthly is higher than the neighbours' because its term is shorter. If the monthly matters more to you than the total, compare the terms as well as the metre.

Elen facilities

As published: a clubhouse with a lounge, games room and meeting spaces, padel, tennis and football courts, pools, a children's area, jogging and cycling tracks, a yoga and outdoor sports zone, a small mall with shops, restaurants and cafés, an underground garage, and security with cameras. With only 8 buildings, the cost of all this is shared among few units, so ask about the maintenance deposit and its share of the price.

Elen location

The distances the developer gives: about two minutes to the Middle Ring Road, 3 to South 90th Street, 6 to the Mohamed Naguib axis, 7 to Mivida, 8 to the Sokhna road and about a quarter of an hour to the American University. Access also comes via Gamal Abdel Nasser axis and from the Suez side.

The developer also builds Jiwar in the 6th Settlement and C Yard in New Cairo.

Questions before booking

Units are semi-finished, so get the handover specification in writing and price the finishing, especially for the large three-bedrooms and duplexes. Ask how far the buildings have risen, whether a bigger deposit or cash earns a discount, and what transfer fee applies if you sell before handover.
