Courtyard Bloomfields prices in October 2026 start at EGP 5,846,000 for a 76 m² one-bedroom, 8,646,000 for a 112 m² two-bedroom and 11,410,000 for a 149 m² three-bedroom, all on 5% down over 10 years. This is what Masharf (Keller Williams Masharf) holds:

The metre is almost the same across the three types: about EGP 76,920 for the one-bedroom, 77,200 for the two-bedroom and 76,580 for the three-bedroom. No type is priced higher per metre than another, so the total differs only by size. The one-bedroom is semi-finished; the finish for the two- and three-bedrooms has not been announced.

The monthly figure is the lowest price spread evenly over 120 months; Tatweer Misr's actual schedule may be quarterly. With the instalment at a third of income, the three-bedroom needs a household income of about EGP 271,000 a month and the two-bedroom about 205,300.

Is Courtyard Bloomfields ready?

The one- and three-bedroom apartments at Courtyard Bloomfields are ready, two months after October 2026; the two-bedrooms hand over on 30 October 2027.

What do you pay before you get the keys?

On the three-bedroom, by handover you will have paid the down payment and the first two instalments, about EGP 751,200, only about 6.6% of the price, with 118 instalments left while you live there. On the two-bedroom, by October 2027 you will have paid about 1,253,700 (the down payment and 12 instalments), about 14.5%.

If you plan to let, rent covering the three-bedroom instalment would be about EGP 606 per m² a month on 149 m², and about 611 per m² on the 112 m² two-bedroom. Because the three-bedroom is ready, that rent could start in 2027, after any finishing the apartment needs, so ask about the finish before you work it out.

Courtyard or another Bloomfields district?

A 165 m² three-bedroom in The Vues Terraces at EGP 10,968,000 is 442,000 below Courtyard and 16 m² larger, but hands over in June 2028, 18 months after Courtyard, in October 2026.

Every Bloomfields district runs the same plan (5% over 10 years), so the difference is price and timing. A 155 m² Lakeside three-bedroom is 1,521,000 below Courtyard but hands over in November 2030, nearly four years later. At Courtyard you pay about 1.5 million to live there in 2026 instead of 2030.

For two bedrooms the sum changes: Courtyard's 112 m² is 914,000 above The Vues and 13 m² smaller, and it is not ready (October 2027). The handover gap between them is only 8 months, so for two bedrooms The Vues has the clearer numbers. If you need more space and want it ready, the 233 m² Cluster apartment at 16,031,000 is ready, at a metre of about 68,800, below Courtyard's.

Courtyard Bloomfields or a compound next door?

Next to Bloomfields in Mostakbal City, a ready 142 m² three-bedroom at La Mirada for EGP 7,897,000 is ready like Courtyard, 3,513,000 less, but on 20% down, in October 2026.

On the numbers, Courtyard's total is above every apartment in the table: its metre is about 76,580 against about 55,610 at La Mirada and 71,880 at Beta Greens. Where it wins is the down payment: only 570,500 against 1,579,400 at La Mirada and 956,000 at Beta Greens, for a ready apartment.

La Mirada is about half a kilometre in a straight line from Courtyard, with an instalment about 24,520 a month lower, but it needs a million more up front. Beta Greens, about 800 m away, is ready with an instalment about 12,100 higher because its term is 7 years. If you are in no hurry, Rosail is finished, at about 53,590 a month over 12 years, with handover in October 2028.

Where is Bloomfields, and what is in it?

Bloomfields is Tatweer Misr's 415-feddan project in Mostakbal City, between the Golden Square in the Fifth Settlement and the New Administrative Capital, and Courtyard is one of its districts.

The master plan is split into districts: The Vues, Lakeside, Cluster, Courtyard, the lake villas and a commercial centre called Coflo, linked by bridges. There are schools, a running track, a commercial strip and an underground car park. Mostakbal City extends New Cairo to the east, so anyone working in the Fifth Settlement or the New Capital is in between.

Because Courtyard is among the first districts to hand over, ask which facilities will actually be running when you collect the keys, and where the building sits relative to the commercial strip and the bridges.

Courtyard Bloomfields pros and cons

Courtyard Bloomfields' main advantage is a three-bedroom ready on 570,500 down over 10 years; its main drawback is a total above ready apartments next door in Mostakbal City, in October 2026.

• Pro: 10 years to pay on a ready apartment.
• Pro: almost one metre price across all types (about 76,600 to 77,200).
