Parkside - Owest 6th of October City

Parkside O West is a district of O West compound by Orascom Development Egypt in October Gardens, with the lowest apartment price in O West: a 68 m² one-bedroom at EGP 7,685,000 in October 2026, on 5% down over 9 years, with handover in January 2030.

That price comes with two conditions: the apartments are semi-finished, and handover is 39 months away. This page puts a figure on both, sets each Parkside unit against the same type in Midyard, O Views and other O West districts, and against compounds nearby.

How much is Parkside O West?

Parkside O West prices in October 2026 run from EGP 7,685,000 for a 68 m² one-bedroom to 60,900,000 for a 227 m² four-bedroom villa. All eight types are on 5% down over 9 years with handover in January 2030. This is what Masharf (Keller Williams Masharf) holds:

The monthly figure is the lowest price spread evenly over 108 months; Orascom's actual schedule may be quarterly or include annual payments. The penthouse bathroom counts are unclear in the figures we hold, so ask for them with the floor plan.

The 94 m² two-bedroom works out at about EGP 95,250 per m², the lowest apartment metre in O West. With the instalment at a third of income, the two-bedroom needs a household income of about 236,300 a month and the three-bedroom about 351,500.

Why is Parkside below Midyard and O Views?

Parkside apartments are semi-finished, while Midyard's are fully finished and hand over a month later, so a Parkside one-bedroom is 1,022,000 below Midyard's and 4 m² smaller, at October 2026 prices.

Look at the two-bedroom metre: Parkside and O Views are almost level, and the price gap comes from size, because the smallest O Views two-bedroom is 127 m². For two bedrooms at the lowest total in O West, Parkside gives you 94 m² for 3,198,000 less than O Views.

Midyard's two-bedroom metre is about 27,870 higher, which is roughly what full finishing costs here. The cost of finishing a Parkside apartment is not stated, so ask sales for the semi-finished specification in writing and get a finishing quote before deciding that Parkside really is the better deal than Midyard.

How much is paid at Parkside before the January 2030 handover?

By January 2030 you will have paid about 39% of the price, the down payment plus 39 instalments starting in November: about EGP 3,519,000 on the two-bedroom and 5,235,200 on the three-bedroom, at October 2026 prices.

That 39% is double what you pay before handover at Spring Valley O West (about 19% by February 2028), because the wait is longer and every month carries an instalment; at Club Yard O West it is only about 13.8% by August 2027. After handover you also pay for finishing before you can live in or let the apartment, so add that to the figures in the table.

If you plan to let, rent covering the two-bedroom instalment would be about EGP 838 per m² a month on 94 m², and about 994 per m² on the 68 m² one-bedroom. Compare both with finished-apartment rents in October Gardens in 2030, not today.

Parkside penthouses: 122 and 125 m²

The Parkside two-bedroom penthouse is 122 m² at EGP 13,771,000 and the three-bedroom 125 m² at 15,025,000, in October 2026, both handing over in January 2030.

The 125 m² three-bedroom penthouse is the same size as the smallest Parkside three-bedroom apartment (125 m² at 13,319,000), so you pay 1,706,000 more to be on the top floor. If it comes with a roof, the roof's size decides whether that is worth it, and that size has not been announced, so ask for it in square metres.

The 122 m² two-bedroom penthouse at 13,771,000 is 452,000 above a 125 m² three-bedroom apartment. If a third bedroom matters more to you than the top floor, the ordinary apartment gives it to you for less.

Parkside townhouses and villas

The 167 m² Parkside townhouse (EGP 21,512,000) and 217 m² three-bedroom villa (30,567,000) are the lowest prices for their types in O West in October 2026. The 227 m² four-bedroom villa at 60,900,000 is above the same size in O Views.

The three-bedroom villa: below a Spring Valley townhouse

The 217 m² Parkside villa at 30,567,000 is 6,520,000 below the O Views villa and 5 m² larger, and 795,000 below a 177 m² Spring Valley townhouse. Its metre, about 140,860, is under the Spring Valley townhouse metre (about 177,190). For a detached house, this is the clearest number at Parkside.

The four-bedroom villa: ask before comparing

The 227 m² four-bedroom villa at 60,900,000 is almost double the three-bedroom villa (30,333,000 more) for 10 m² and one bedroom. It is 6,181,000 above the same size in O Views and 8,206,000 above the 263 m² Spring Valley villa, which is 36 m² larger and hands over 23 months earlier. The gap may come from the plot size or the villa's position, so ask for the plot area and its place on the master plan before considering it.

Parkside O West or a compound nearby?

Outside O West, a 125 m² three-bedroom in Badya Palm Hills at EGP 11,169,500 hands over in March 2028: the same size as a Parkside three-bedroom for 2,149,500 less, 22 months earlier, in October 2026.

For two bedrooms, Badya gives 93 m² for only 247,300 more than Parkside, at about 13,080 less a month and with handover in March 2028. Hyde Park Signature, in October's eastern expansions about 6 km in a straight line from Parkside, gives 99 m² for 467,000 more on a lower 10-year instalment, handing over two months after Parkside. Garden Lakes next to it is finished and hands over in September 2027, but its instalment is higher because the term is 8 years.

For townhouses, Centrada's Belong, on the Wahat Road about a kilometre and a half from O West, hands over in the same month as Parkside (January 2030) with a townhouse 70 m² larger for 7,992,000 less. That price gap is what the O West name and its club, open since October 2026, cost.

Parkside O West pros and cons

Parkside O West's main advantage is the lowest entry price to O West (7,685,000 in October 2026) and its lowest apartment metre; its main drawback is semi-finished apartments with handover in January 2030.
