Al Karma 4 Sheikh Zayed: shops at half the neighbours' metre, if the cash is ready

Al Karma 4 Sheikh Zayed is a mixed-use project by AlKarma Developments in Sheikh Zayed, and people search for it as "Al Karma 4 mall Sheikh Zayed" or "Al Karma 4 compound". It mixes homes and retail, and the developer is selling only shops right now, due in December 2026.

The developer's shops run 51 to 334 m², the first at EGP 6,120,000 and the largest at 40,080,000, about 120,000 a metre. Compare the new retail around it:

• Etapa Square, 1.6 km away: about 280,000 a metre.
• Walk of Cairo, 2.2 km: about 280,000.
• Sky Ramp: about 267,552.
• Gates Prive: about 232,383.

An Al Karma 4 shop costs less than half its neighbours' metre. That gap deserves an explanation: its place in the project, the frontage, the floor, and whether it faces a main street or an inner passage. Ask all of that before celebrating the price.

Half the price up front

The developer asks 50% down and the rest over just two years. On the smallest shop that means 3,060,000 down and about 127,500 a month. That is close to a cash purchase rather than a typical plan. The upside is handover at the end of this year, so rent can start while you are still paying.

From owners

Per the October 2026 offers: a 180 m² shop at 20 million, about 111,100 a metre, close to the developer's price. On the residential side, a three-bedroom twin house of 337 m² at 26 million, and four-bedroom twins of 326 to 400 m² at 23 to 25 million. So Al Karma 4 has houses too, though the developer isn't offering any now.

Per the project data, homes include apartments, villas, townhouses and twins, alongside shops and offices. Services: greenery and landscaping, a retail area, walking and cycling tracks, garages, a gas network, fire alarms and extinguishing systems, and fibre internet. The idea is living and working in one place.

Location

Near the 26th of July Corridor, the Dabaa road and the Cairo–Alexandria Desert Road, and close to the Zayed Botanical Garden, Al Ahly club, Juhayna Square and Al Hosary Square, per the project data. Residential neighbours include Etapa, 600 m away, and El Patio Zahraa, 700 m. Lived-in compounds around it are what will bring the shops their customers.
