Yes, in the sense people mean: it is a commercial project with shops, clinics and offices, and the project's details list food and drink venues, an entertainment centre, a medical centre, banks and ATMs. It is separate from the Etapa residential compound a kilometre away, although the compound's residents are among its natural customers.

An odd office price

The office range runs up to 365 m² for 28,909,634, which would be about 79,200 per metre, half the metre of the smallest office. That may be a large office on a less sought-after floor, or the recorded figures may not belong to the same unit. Ask for the exact area and price of each office in writing before comparing.

Clinics: for doctors and investors

A medical centre is part of the project, which helps clinics: patients come for one doctor and find others. The smallest clinic, 68 m², suits a single practice; larger ones suit a group or a specialised centre.

Offices: for companies in Zayed

A 76 m² office suits a small company or a professional practice. Against offices nearby, Etapa Square's smallest is about the same as D Line at about 153,500 a metre, cheaper than Walk of Cairo at 166,000 and The Polygon at 223,500, and dearer than Five Fifty Five at 143,600.

The shop: one large unit

At 363 m² and about 280,000 a metre, the shop matches Walk of Cairo's metre and is below Thru Dal's 373,100. A unit this size suits one large tenant, such as a restaurant or a supermarket brand.

Clinics against the area

Using the cheapest clinic's price per metre nearby:

• Westown Medical Center: about 219,200.
• Etapa Square: about 166,600, ready now.
• Five Fifty Five: about 155,100.
• Nine08: about 150,000.
• Thru Dal: about 138,600.

Etapa Square's clinics sit in the middle: well below Westown's medical centre, a little above the rest. The difference is that they are ready now, inside a project with its own medical centre.
