About La Colina Compound El Sheikh Zayed

La Colina Compound El Sheikh Zayed: 5% down, and a metre below its neighbours

La Colina Compound El Sheikh Zayed is a Capital Hills Developments project in El Sheikh Zayed, spread over 20 feddans. A 5% deposit secures a unit, ten years cover the rest, and handover is set for August 2030. The lowest-priced two-bedroom needs 368,550 pounds up front. Flats here cost between 63,000 and 68,250 a metre, below most new compounds around it in Zayed.

La Colina El Sheikh Zayed prices

What the developer sells this month (finishing is not stated, so ask):

  • Two-bedrooms from 108 to 138 m²: about 7.37 million for the smallest and 10.14 million for the widest.
  • Three-bedrooms, smallest 158 m² and largest 242, from about 9.95 million to 14.56.

After the deposit, the lowest-priced two-bedroom runs about 58,400 a month and the lowest-priced three-bedroom about 78,800. Three-bedrooms here are about 5,000 a metre cheaper than two-bedrooms.

Bigger is better value only in three-bedrooms

From the smallest two-bedroom to the widest, 30 m² add roughly 2.77 million, so each extra metre is near 92,400, well above the type's average; ask what the large one has. Among three-bedrooms, the extra 84 m² cost about 4.6 million, near 54,800 a metre, below average. So if you want a large flat, take it as a three-bedroom.

How much will you have paid at handover?

Booking now, roughly 46 of the 120 months pass before handover, meaning about 42% is paid by the time you get the keys, near 3.08 million on the lowest-priced two-bedroom, with the rest over 6 years while you live there or let it. That is comfortable if you are moving from a rental, but remember the instalment runs until 2036.

August 2030 is the date for both two- and three-bedrooms, on figures from Masharf (Keller Williams Masharf).

La Colina, Ivoire West or Sky Ramp?

A La Colina two-bedroom costs about EGP 2.9 million less than Ivoire West but hands over about two years later:

  • Ivoire West (900 m): its 109 m² two-bedroom costs roughly 10.27 million and is due September 2028; its 164 m² three-bedroom, roughly 14.05 million, works out around 111,200 monthly across ten years.
  • Sky Ramp (1.6 km, seven months before La Colina): 9.4 million or so for a 126 m² two-bedroom, 10.83 million or so for a 150 m² three-bedroom, payable over eight years.
  • Rewaya (2.2 km): 11.53 million or so for its smallest two-bedroom (136 m²) and 14.2 million or so for its smallest three-bedroom (138 m²); with 8% up front and eight years, the two-bedroom comes to around 110,500 monthly.
  • ZED (2.1 km, two months after La Colina): lowest-priced two-bedroom 106 m² at 13 million, lowest-priced three-bedroom 171 m² at 24 million.

So a La Colina two-bedroom is about 2.9 million below Ivoire West's for nearly the same area, though Ivoire hands over a year and eleven months earlier. A La Colina three-bedroom is about 880,000 below Sky Ramp's and 8 m² larger. By the month the gap is clearer: Sky Ramp's two-bedroom over 8 years runs near 93,100 and its three-bedroom near 107,100, against 58,400 and 78,800 here, and Ivoire West's two-bedroom over 10 years near 81,300. ZED is far higher-priced, its three-bedroom more than twice La Colina's price.

And Flow?

The Flow, 2.2 km away, is much cheaper: an 84 m² two-bedroom costs roughly 3.36 million, a 111 m² three-bedroom roughly 4.31 million, a 168 m² duplex roughly 6.51 million, all near 38,800 per metre, spread over 7 years. But its flats are semi-finished per the project data and its sizes smaller, so add finishing costs and compare by area, not price alone. La Colina sits in the middle: cheaper than most new projects in central Zayed, but not the lowest-priced in the city.

15 metres above the ground

Per the developer, the compound is built about 15 m above the surrounding ground so views stay open across the area. Just 18 blocks stand on the plot, using 18% of it, designed by Yasser El Beltagy. That means the floor alone doesn't set the view, so ask about the building's orientation too.

La Colina master plan: the services

Listed services: a clubhouse, underground parking so no cars stand in front of buildings, two malls, shared pools plus a private pool for every ground-floor flat, lounges in some buildings, a gym and round-the-clock security. The description mentions duplexes with jacuzzi terraces, but the developer offers no duplexes now.

La Colina sizes: two and three bedrooms only

La Colina sells two developer unit types: two-bedroom flats of 108 to 138 m² and three-bedrooms of 158 to 242 m², all handing over in August 2030.
