An apartment beside an international hotel brand raises questions an ordinary flat does not: who manages it, who pays for the services, and how you can let it. So this page is a list of what to check before booking at Hyatt Centric.

Hyatt Centric prices in October 2026 start at EGP 15,879,000 for a one-bedroom apartment, 17,818,000 for a two-bedroom, 32,091,000 for a three-bedroom and 43,421,000 for the penthouse, all finished. Before you book: work out the down payment and instalment

The Hyatt Centric down payment starts at EGP 793,950 for a one-bedroom, and the monthly instalment at about 114,300 over 11 years, assuming equal instalments:

October 2026 to June 2029 is about 32 months, so you would have paid around 28% of the price before handover, with the remaining 72% over about 8 years and 4 months after you receive it. Ask yourself whether that instalment will come from your income or from rent on the apartment after 2029. The last instalment falls around October 2037.

If you plan to let, what rent do you need?

For the rent on a Hyatt Centric one-bedroom to cover its instalment after handover, it has to let for about EGP 114,300 a month, around 1,040 per square metre. The 127 m² two-bedroom needs about 128,200 a month. That is before the annual service charges, which come on top. If you let through a hotel programme, find out the management share first, because it is deducted from the rent before it reaches you.

Before you book: understand what a serviced apartment means

A serviced apartment at Hyatt Centric is an apartment you own beside the Hyatt Centric hotel, and it differs from an ordinary flat in management, services and their charges. These are the questions to have answered in writing before signing:

• Who will manage the apartments after handover: the hotel's management or the developer's company?
• Which services come with the apartment (cleaning, security, reception, maintenance), and which cost extra?
• What are the annual service charges, and how do they rise each year?
• Is there a rental programme through the hotel? If so, what is the management share, and when can you leave it?
• Can you let the apartment yourself without the hotel?
• How many years does the agreement to use the Hyatt Centric name run, and what happens to the apartments when it ends?

These answers change your sums more than the metre price, because service charges are paid every year for as long as you own the apartment.

Before you book: compare the metre inside Hyatt Centric and outside

A Hyatt Centric apartment metre runs from about EGP 121,800 to 144,400 in October 2026, with the lowest on the large seven-bedroom apartment. Here it is against another project by the same developer and a ready apartment in Zayed:

For almost the same money as a 127 m² two-bedroom at Hyatt Centric (17,818,000), ADD itself sells a 152 m² one-bedroom duplex at Loft Pyramids Heights for 18,364,000, with the same handover and one more year of instalments. The difference is that Hyatt Centric sits beside a hotel, so ask what that difference means in service and rent.

The ready Six West apartment metre (about 190,000) is some 46,000 above Hyatt Centric, but you receive it in December 2026 and pay over only 5 years.

Before you book: choose the right size

The most available type at Hyatt Centric in October 2026 is the two-bedroom: 16 units from 127 to 245 m², priced from EGP 17,818,000 to 32,814,000.

• To let: the 110 m² one-bedroom has two bathrooms and the lowest starting price (15,879,000), but the highest metre in the project.
• To live in with a small family: two-bedrooms start at 127 m², and the smallest and largest are about 15 million apart, so pin down the exact size before the price.
• For a large family: three-bedrooms from 227 m², and the 314 m² four-bedroom penthouse at 43,421,000 (one available).
• The 546 m² seven-bedroom apartment at 66,496,000 has the lowest metre at Hyatt Centric (about 121,800), and there is one.

With such a wide range of two-bedroom sizes, ask for the floor plan of each apartment you are considering and check the view and floor, because 127 and 245 m² are different homes.

Where is Hyatt Centric, and who is ADD Properties?

Hyatt Centric is in Sheikh Zayed; the exact pin is on the map under location. The hotel building itself is standing, as the photo above shows. The project renders show shops, restaurants, fountains and water features around the buildings, and a green walkway between the blocks.
