Jadie Residence New Cairo: Elen's bigger sibling, with a three-bedroom 2.3 million dearer

Jadie Residence New Cairo is by Concrete Development in the Fifth Settlement. As published for the project, it covers about 15 feddans with 28 buildings, roughly three times Elen, the company's other project 3.2 km away. The developer prices four types, a one-bedroom, a two-bedroom, a three-bedroom and a duplex, all semi-finished, on 10% down over eight years, with handover announced for August 2029. Below: the cost of each step up in size, the money paid before handover, and Jadie measured against Elen, Jiwar and other Fifth Settlement compounds.

Jadie Residence prices from the developer

• One-bedroom: 72 m² at 4,816,800, near 66,900 a metre.
• Two-bedroom: 110 m² at 6,875,000, about 62,500 a metre.
• Three-bedroom: 139 m² at 9,135,126, close to 65,700 a metre.
• Two-bedroom duplex: 180 m² at 10,972,000, around 61,000 a metre.

The metre stays between 61,000 and 67,000 whatever the type, with the duplex cheapest. Each type is offered in a single size, so ask which floors and frontages remain before deciding. The project description also mentions studios, but none is priced at the moment.

What each step costs

• A second bedroom: going from 72 to 110 m² costs roughly 2.06 million, which puts every gained metre near 54,200, cheaper than the base flat. The two-bedroom is the clearer sum.
• The third bedroom: only 29 m² separate the two- and three-bedroom, yet the price rises some 2.26 million, around 77,900 per added metre, the costliest step in the project.
• The duplex: over the three-bedroom it adds 41 m² for roughly 1.84 million, the cheapest added metre at Jadie (near 44,800). Note it has two bedrooms, so more space but one room fewer.
• Both two-bedroom options compared: the duplex is 70 m² bigger than the flat and around 4.1 million dearer, about 58,500 per metre gained.

So for two bedrooms and space, the duplex metre beats the flat. For three bedrooms, the 139 m² flat is the only option; ask whether a three-bedroom duplex is planned in later phases.

Paying for Jadie Residence

10% down, the rest over 96 months:

• One-bedroom: 481,680 down, then about 45,200 a month.
• Two-bedroom: 687,500 down, then near 64,500.
• Three-bedroom: 913,513 down, then around 85,600.
• Duplex: 1,097,200 down, then close to 102,900.

Paid by the keys

By August 2029 you will have paid the deposit and about 34 instalments, close to 42% of the price: roughly 2.02 million for the one-bedroom, 2.88 million for the two-bedroom, 3.83 million for the three-bedroom and 4.59 million for the duplex. About five years and two months of payments follow. Units come semi-finished, so add a finishing budget on top before you move in.

Jadie or Elen?

Both are Concrete's, both semi-finished, with almost the same date (Elen in July 2029, a month earlier). Type by type:

• One-bedroom: Elen's 75 m² costs about 4.62 million, some 202,000 less than Jadie's for 3 more metres.
• Two-bedroom: Elen offers 100 to 116 m²; the 116 m² one is around 6.44 million, about 435,000 below Jadie's with 6 more metres, and Elen's two-bedrooms need only 5% down.
• Three-bedroom: the big gap. Elen's entry three-bedroom has 150 m² for about 6.83 million; against Jadie that is 11 m² more and some 2.31 million less, with the metre at roughly 45,500 rather than 65,700. Elen asks 5% down (341,250) against 913,513 here.
• Duplex: Elen's is 52 m² roomier (232 m²) and some 425,000 cheaper at near 10.55 million, but takes 15% down.

So why choose Jadie?

Scale. Twenty-eight buildings on 15 feddans mean a bigger clubhouse and more services; Elen is about 5 feddans and 8 buildings, quieter but smaller. For a one- or two-bedroom the gap is small, so size and setting decide. For a three-bedroom, a 2.3 million difference needs a clear reason before you pay it.

And Jiwar, by the same developer

Concrete also builds Jiwar in the 6th Settlement, semi-finished too. Its three-bedroom is 138 m², a metre less than Jadie's, at close to 6.78 million, about 2.36 million cheaper; its 71 m² one-bedroom runs near 3.45 million. It is due July 2030, some 11 months after Jadie. Concrete's C Yard is an office, clinic and shop project.

Jadie against its Fifth Settlement neighbours

• Rock Vera is the closest neighbour, 1.3 km off and semi-finished like Jadie. Its three-bedroom has 153 m² and costs roughly 11.14 million: about two million more for 14 extra metres, a metre of some 72,800. Handover there is announced for year end; check the building's actual progress.
• At PRE's Ivoire East, 2.2 km off, two bedrooms on 125 m² cost nearly 8.9 million, about 2.03 million more than Jadie for 15 extra metres; its duplex of 226 m² is close to 17.8 million. It books at 5%, is due September 2030 and states no finishing.
• Jade & Blue, 2.1 km off, sells a finished 60 m² one-bedroom for about 4.99 million: 12 m² smaller than Jadie's and roughly 173,000 dearer, but finished and due October 2028.
• In the 6th Settlement, Hyde Park (3.2 km) is another tier: its two-bedrooms start above 9 million for 112 m², more than 2.3 million over Jadie for two extra metres.

So Jadie has the lowest metre among these after Concrete's own projects, and the real comparison is with Elen and Jiwar.

Jadie's three-bedroom instalment beside the rest

• Jiwar, 138 m²: about 63,500 over eight years, keys July 2030.
• Elen, 150 m²: near 67,500, keys a month before Jadie.
• Jadie, 139 m²: around 85,600.
• Rock Vera, 153 m²: close to 106,800.
• Ivoire East, 160 m²: about 121,700.
• Hyde Park, 142 m²: near 126,900.

Jadie's instalment sits in the middle: some 18,000 to 22,000 a month heavier than its Concrete siblings, clearly lighter than Rock Vera, Ivoire East and Hyde Park.

A 180 m² duplex in context

Jadie's 180 m² duplex costs about 10.97 million. Creekview, 3.1 km away, asks close to 12.82 million for a 160 m² duplex, so Jadie saves some 1.84 million and gives 20 more metres. Ivoire East's 226 m² duplex is near 17.8 million and Hyde Park's 203 m² around 17.2 million. Jadie's duplex is among the cheapest in the area, with only Elen's below it.

Clubhouse, courts and roads

As published for the project: a clubhouse with a gym, lounges and restaurants, football, tennis and padel courts, pools, underground parking, cycling and running tracks, a children's area, a yoga area and cafés. On roads, the published distances put the Mohamed Naguib axis about 4 minutes away, the American University and the Sokhna road 5, and South 90th Street 8. Before booking, ask to visit the site and see how far it has got; 28 buildings are a big job, and the site today says more about the handover date than any brochure.
