Neo Lakes New Cairo: twelve years to pay, and the largest four-bedroom holds the lowest flat metre

Neo Lakes New Cairo is a phase of Neopolis, the Wadi Degla Developments project in Mostakbal City, where, as published, greenery and lakes take most of the land. The developer sells two- to four-bedroom flats and three- and four-bedroom duplexes, all at 5% down over twelve years, with keys announced for August 2030. That term is among the longest in the area, which keeps the monthly light for the space you get. The finishing level is unclear in what is published, so pin it down before any comparison.

Neo Lakes prices 2026

• Two-bedrooms come as 115 m² (7,385,760) or 130 m² (10,027,640).
• Three-bedrooms: the 145 m² opens at 8,842,900 and the 200 m² closes at 13,320,170.
• Four-bedrooms: the smallest 181 m² (12,147,640), the largest 282 m² (15,103,340).
• Three-bedroom duplexes of about 255 m², from 13,447,940 to 14,946,220.
• Four-bedroom duplex, one size of 281 m²: 15,785,320.

The list rewards moving up a size

• Pay roughly 1.18 million less and get 15 m² more: that is the smallest three-bedroom (145 m²) against the largest two-bedroom (130 m²), so the three-bedroom is both cheaper and 15 m² bigger.
• Likewise the 181 m² four-bedroom undercuts the 200 m² three-bedroom by some 1.17 million.
• At 282 m², the biggest four-bedroom comes to about 53,600 per metre, below every other flat; the 101 m² separating smallest and largest four-bedrooms cost just 2.96 million, close to 29,300 each.

The first metres of each type are the dear ones; larger space is the bargain. Within two-bedrooms, though, 15 m² carry a gap of about 2.64 million, which needs a clear reason, so ask about floor, lake view and the building's position.

A duplex for about the price of a flat

Stepping from the cheapest four-bedroom flat (181 m²) to the cheapest three-bedroom duplex (253 m²) adds only around 1.3 million for 72 metres, roughly 18,100 per added metre, and its own metre is near 53,200. At the top, the four-bedroom duplex runs about 682,000 over the largest four-bedroom flat at much the same size, the price of living on two levels.

Neo Lakes payment plans

• The entry two-bedroom is reserved with 369,288; each month after costs around 48,700.
• To book the first three-bedroom you pay 442,145, then roughly 58,300 monthly.
• The smallest four-bedroom opens with 607,382 and continues at about 80,100.
• A three-bedroom duplex starts with 672,397 and close to 88,700 a month.
• The four-bedroom duplex takes 789,266 first, then some 104,100 monthly.

At handover

Keys come after about 46 instalments, a little over a third of the price (35%). That is roughly 2.61 million for the entry two-bedroom, 3.13 for the entry three-bedroom, 4.29 on the smallest four-bedroom and 4.75 on the cheapest duplex. Then 98 instalments remain, more than eight years of living there. The long term eases the monthly, but ask about any increase charged on it and whether paying cash or shortening the term brings a discount.

Neo Lakes, or cityzen and Rosail?

• cityzen, 1.7 km away, offers three-bedrooms in the identical 145-to-200 m² range, but its entry price, near 8.99 million, is some 149,000 higher. Its plan runs eight and a half years, so its first three-bedroom costs near 83,800 a month against about 58,300 here. It is due January 2030, seven months sooner.
• Rosail, 1.8 km off, also runs twelve years, on 10% down. Its biggest two-bedroom matches Neo Lakes' 115 m² yet asks around 8.04 million, about 650,000 more. Rosail's three-bedrooms open with 138 m² for roughly 8.58 million and hand over in October 2028.

Neo Lakes, or Monark Residence and At East?

• Monark Residence, 1.4 km away: its entry three-bedroom (140 m², about 7.98 million) saves 862,000 against Neo Lakes for 5 fewer metres, due October 2028, but it asks 20% down, about 1.6 million upfront. Monark's duplex starts at 280 m² around 15.1 million, a metre close to Neo Lakes'.
• Al Ahly Sabbour's At East, a kilometre off: its duplexes begin at 145 m² for about 11.37 million, so Neo Lakes' cheapest duplex adds 108 metres for only 2.08 million more.

Three-bedroom monthly payments around Neo Lakes

• Rosail's 138 m², on the same twelve years, drops to about 53,600 a month, though its deposit is double.
• Neo Lakes' 145 m² comes to roughly 58,300.
• Monark's 140 m² reaches about 66,500 over eight years after a large deposit.
• cityzen's 145 m² climbs near 83,800 over eight and a half years.

Neo Lakes and Rosail are the two that bring a Mostakbal City three-bedroom under 60,000 a month; the difference is the deposit, 442,145 here against 857,500 at Rosail.

Two-bedrooms against At East and La Mirada

At East's 80 m² two-bedroom costs about 6.09 million. Neo Lakes' cheapest adds some 1.3 million but gives 35 more metres, near 37,100 per extra metre. La Mirada, 3.1 km away, has two-bedrooms from 110 m² (roughly 6.03 million) and three-bedrooms from 142 m² (close to 7.9 million), with an announced date at the end of this year, so check the building's progress before weighing it against a 2030 handover.

Four-bedrooms against Sumou Boulevard

Sumou Boulevard, 1.6 km off, lists finished four-bedrooms that begin with 196 m² for about 17.47 million over ten years, on the same date as Neo Lakes. Against it, Neo Lakes' smallest four-bedroom saves some 5.32 million while giving up 15 m². Ask about finishing in both, since a ready finished flat and one still needing a large sum to fit out are not the same purchase.

Who do twelve years suit?

The light instalment suits a family on a steady, middle income that wants space without a big upfront sum. The flip side: you keep paying for more than eight years after handover, a long commitment. If your income may rise, ask now whether early settlement is allowed and at what discount. If you plan to sell before handover, remember the next buyer inherits many instalments, which may lower what they pay you.

Neo Lakes location

As published, Neo Lakes sits a short drive from the Suez Road, the Middle Ring Road and the Mohamed Bin Zayed corridor, within reach of the New Capital and the Fifth Settlement. Inside are lakes and greenery, children's areas, walking and jogging paths, security with cameras, and garages.
