Neo Gardens New Cairo: the Neopolis phase already past its date

Neo Gardens New Cairo is an apartment phase of Neopolis, the Wadi Degla Developments project in Mostakbal City. Its handover was announced for May 2026, and the developer has no units on sale here at a price today. Anyone buying in this phase buys from an owner, and that changes the questions you need to ask.

What the phase offers

• A 172 m² three-bedroom flat, finishing not published.
• One resale offer, read on 15 October: the same type and size at 4,500,000.

Divide 4.5 million by 172 and each metre costs roughly 26,200. That is far below anything new around it, so first establish whether the figure is the flat's whole price or only what has been paid so far. Ask to see the original Wadi Degla contract, the schedule of remaining instalments and the receipt for the latest one.

Has the flat been handed over?

The announced date has passed, but that does not mean keys have changed hands. Ask the owner whether they have received the flat and, if so, whether it is finished or needs work and roughly what that would cost. If not, ask Wadi Degla for the new date.

Price the wait in rent

From today to August 2030 is about 46 months. If you rent now, multiply your monthly rent by 46: that is what waiting for Neo Lakes costs you. Put it beside the price gap between the two phases and you will see whether a finished flat works out cheaper for you.

Neo Gardens or Neo Lakes?

Both phases sit inside Neopolis, roughly 600 metres apart. Neo Lakes is still sold by the developer: the lowest-priced three-bedroom there measures 145 m² and costs 8,842,900, paid as 5% now and the rest across twelve years, with keys due August 2030. The difference is not only price but how and when you pay. In Neo Lakes you pay slowly and wait. In Neo Gardens you may move in sooner, but the payment terms are whatever you agree with the owner, so find out whether they want cash or will accept instalments.

Buying resale step by step

• Check that the seller's own name is on the first Wadi Degla contract.
• Ask the company about the transfer fee and agree who pays it.
• Make sure instalments and maintenance are paid up to date, with a letter from the company saying so.
• Write the flat's condition, finishing and your handover date into the contract.

Roads, Madinaty and the compounds next door

The phase is published as within reach of four roads (Suez, Cairo–Ismailia, the Middle Ring and the Mohamed Bin Zayed Axis), and about 10 km from Madinaty. On the map, At East is 700 metres away, Sumou Boulevard 1.2 km and Cityzen 1.4 km.

The neighbouring developers' prices are all for units still being built: Cityzen's cheapest metre is close to 61,000 (3,786,000 on 62 m²), At East's close to 76,100 (4,945,000 on 65 m²), Sumou Boulevard's close to 125,800 (12,458,000 on 99 m²).

Published services

Gardens, landscaping and water features; walking, jogging and cycling paths; children's play areas; a commercial area with restaurants and shops; a nursery; a mosque; medical services; parking; camera-backed security around the clock; maintenance and cleaning. As this phase should already be finished, visit on an ordinary day to see what actually runs, and ask residents about the service charge.
