Neopolis New Cairo: Wadi Degla's two phases in Mostakbal City

Wadi Degla Developments split Neopolis New Cairo, its Mostakbal City compound, into two phases: Neo Lakes and Neo Gardens. They sit side by side, roughly 600 metres apart on the map, yet they are in very different places today. Neo Lakes is still sold by the developer with 5% down, twelve years of instalments and handover in 2030. Neo Gardens is past its announced date, has no developer price, and what is offered there is resale. So the first question is simple: do you want keys soon, or a long instalment plan?

The two phases inside Neopolis

• Neo Lakes: flats of two to four bedrooms and duplexes of three and four, with "flexi" finishing as published and handover announced for August 2030.
• Neo Gardens: a 172 m² three-bedroom flat on offer, with handover announced for May 2026.

Neopolis as a whole is published with flats, duplexes and penthouses. No penthouse appears in either phase's current offer, so ask for one if that is what you are after.

What the developer offers in Neo Lakes

• Flats with two bedrooms cost between 7,385,760 and 10,027,640 for 115–130 m².
• Three bedrooms run 8,842,900 up to 13,320,170, on 145–200 m².
• Four bedrooms range from 12,147,640 to 15,103,340, on 181–282 m².
• A three-bedroom duplex (253–260 m²) goes for 13,447,940 up to 14,946,220.
• The one four-bedroom duplex, 281 m², is priced at 15,785,320.

Every type takes 5% down with the rest over twelve years. Reserving the smallest two-bedroom takes 369,288, then roughly 48,700 every month; for the smallest three-bedroom it needs 442,145 to reserve, followed by about 58,300 a month.

Extra metres or a fourth bedroom?

The cheapest three-bedroom duplex (253 m²) is 13,447,940; the cheapest four-bedroom flat (181 m²) is 12,147,640. The duplex costs about 1.3 million more but gives 72 extra metres, and its metre works out near 53,150 against 67,100 for the flat. If floor space matters more than the room count, the duplex is the better value per metre. If you need a fourth bedroom on one level, the flat fits. Ask where the duplex sits in its building and whether it has a roof or a garden.

Neo Gardens: resale only

Neo Gardens has no developer price, and the single offer is from an owner: a 172 m² three-bedroom for 4,500,000. That is close to half of the cheapest three-bedroom in Neo Lakes, so before you get excited, find out from the seller what is already paid, what balance remains and on what schedule, and whether keys were actually received. An asking price this low can reflect the owner's payments to date, not the flat's full cost.

Master plan and services

The Neopolis New Cairo master plan is published with a commercial area of shops, restaurants and cafés, a medical centre with clinics, international schools and a nursery, a mosque, a leisure and play area for children, wide green spaces between the buildings, and parking. Gated entrances, cameras, round-the-clock security, maintenance and cleaning are also published. Ask what is built and running in Neo Gardens: it is the phase past its date, and the best guide to what Neo Lakes will get.

Roads and nearby compounds

Published details of the Neopolis New Cairo location put it in the east of Mostakbal City, within reach of the Middle Ring Road, Suez Road and the Cairo–Ismailia Road. Its neighbours on the map are At East at 800 metres, Sumou Boulevard at 1.4 km, Monark Residence at 1.5 km and Rosail at 1.8 km.

On price per metre, Neo Lakes sits between roughly 53,000 and 67,000 depending on the type. Monark Residence opens at 4,120,000 on 63 m², near 65,400 per metre; Rosail at 6,011,801 on 87 m², near 69,100; At East at 4,945,000 on 65 m², near 76,100; Sumou Boulevard at 12,458,000 on 99 m², near 125,800. The Neo Lakes metre is level with the cheapest neighbours, but its smallest unit is 115 m², so the total you pay is higher.
