Katameya Residence New Cairo

Katameya Residence New Cairo: Sabbour beside the Police Academy and the Ring Road

Katameya Residence New Cairo is a residential project by Al Ahly Sabbour Developments in New Cairo. Its area is published as 320,000 m², the same 76 feddans the Arabic announcement gives. What sets it apart is its spot: right beside the Police Academy, against the Ring Road, and on Mohamed Naguib axis.

Distances from beside the Academy

The published distances:

• Three minutes to Cairo International Airport.
• Six minutes to the American University in Cairo.
• Seven minutes to Golden Square.
• Next to the JW Marriott hotel.
• Near Point 90, Cairo Festival City and the Air Force Specialized Hospital.

That suits anyone working between Heliopolis and Fifth Settlement, or travelling often. But three minutes to the airport is the advert's figure, so drive it yourself, and ask about aircraft noise at this spot.

The homes

The Arabic announcement lists flats, standalone villas, twin houses and townhouses; the English one adds duplexes and penthouses and calls the style European. Sabbour has put out no sizes or prices for Katameya Residence, so first ask which types are actually still available.

Figures from compounds nearby

Under a kilometre away, Madinet Masr's Kinda sells 57 m² for 12,416,284. The Median Residences, 1.6 km off, starts at 74 m² for 5,057,000, and Swanlake Residences, 4 km away, at 93 m² for 15,700,000. The wide spread per metre among the three shows how much a Ring Road address, the finish and the developer's name count, so compare like with like.

The club and facilities

Inside, a sports and social club for residents with courts is published, called "Smash" in the Arabic text and "Mini Platinum Club" in the English, so ask for the right name and whether membership comes with the unit or is extra. Also published: a health club with spa and jacuzzi, a commercial centre with shops, restaurants and cafés, parks, walkways, jogging and cycling tracks, water features and round-the-clock security.

76 feddans inside the built-up city

Seventy-six feddans against the Ring Road means a large site inside the city itself, not on its edge. That cuts two ways: quiet within the walls, and queues at the gate at rush hour. Ask how many gates there are and onto which streets they open, and how far the villas sit from the Ring Road, since a unit on the edge may hear traffic all night. Ask, too, where in the master plan the phase now on sale lies.

Al Ahly Sabbour

The brochure traces the company to 1988, as a partnership between engineer Hussein Sabbour and the National Bank of Egypt. In New Cairo it has The Mornings, The Square, Layan and Etoile De Ville, and in Mostakbal City Green Square. Ask for Katameya Residence's handover date, payment plan and the exact finish you will receive.
