The Marq Gardens New Cairo is a compound of villas and townhouses by The Marq Communities in New Cairo. The advert presents it as built around greenery, with a 1.5 km walkway running round the whole compound and signature villas designed by Hany Saad in a contemporary American style.

The English advert says units start from 180 m² and adds twin houses, so ask for the smallest size actually available and whether twins exist. The finishing is advertised as "signature"; get its specification in writing. Prices are not published.

The Arabic advert says 26 feddans; the English says 26 acres. Ask for the land area in square metres and which figure is right, and what share of it is built on.

Three green zones

The English advert splits the compound like this:

• The Water Garden on the north side: water features and a children's playground.
• The Tranquil Garden in the middle: a pool and a yoga and meditation area.
• A pedestrian zone along the compound wall: shops, a clubhouse, a pharmacy, a clinic, a women's lounge, a cigar lounge, a kids' area, a spa and beauty centre, and a gym.

Keyless villa access is also advertised, so ask how the door opens if the power cuts or a battery dies. Ask which zone your home is in, how far it is from the retail strip, and whether the cigar lounge sits near the houses or away from them.

Roads

It is advertised as near the Ring Road, the Sokhna–Capital road and the Regional Ring Road, and a short drive from the airport, Downtown and the New Capital, without minutes given. Ask for the map pin and drive the route yourself.
