El Patio 7 New Cairo: La Vista flats behind the American University

El Patio 7 New Cairo belongs to the El Patio series by La Vista Developments, in New Cairo's Fifth Settlement, right behind the American University in Cairo. Its area is published as 12 feddans, and the Arabic announcement says most of that is greenery and water, with buildings taking the smaller share. The English text describes homes looking onto a lake.

Flats, duplexes and penthouses

Three types are announced, all residential:

• Flats.
• Duplexes.
• Penthouses.

The Arabic announcement says they come fully finished. La Vista has published no sizes or prices for El Patio 7, so ask what that finish includes: air conditioning and a kitchen, or only floors and bathrooms. That difference changes the price sum.

Set it against the El Patio next door

The nearest yardstick from the same developer is El Patio Town, about a kilometre off, whose first unit on offer is 235 m² at 34,000,000. From other developers, Eastshire, practically adjoining at 300 metres, starts at 166 m² for 23,062,000, and Azad Views, 1.4 km away, sells 105 m² for 12,926,892. Ask for El Patio 7's price per metre and lay it beside these.

Only 12 feddans

Next to New Cairo's big compounds, 12 feddans is small. That has an upside: fewer neighbours, quicker gates and quieter inner streets. It also has a cost: fewer facilities inside the wall than in compounds of hundreds of feddans. Ask La Vista how many buildings there are, how many floors each has and how far apart they stand, because that, more than the total area, decides your privacy.

Facilities

Published inside: a large landscaped garden, a clubhouse, water features and pools, a gym, retail space where shops sit alongside places to eat and drink, and dedicated paths for walking and running. Services are round-the-clock security and cameras, maintenance and fire-fighting. With a compound this size, ask whether the clubhouse and pools are El Patio 7's own or shared with La Vista's other projects nearby.

Getting around from behind AUC

The published times are two minutes to Gamal Abdel Nasser axis and five to AUC, with Suez Road, 90th Street and Mohamed Naguib axis close by; 22 minutes to Madinaty and half an hour to New Capital City. The English text adds El Nasr Road and the North Investors area. Families with children in Fifth Settlement schools, or anyone working on 90th Street, get a short run, but try it in the morning rush.
