Where is the compound?

In New Cairo, beside Palm Hills Katameya 1 and 2. The American University is about 17 minutes away, Downtown Katameya about 20, Mostakbal City about 27, the New Capital about 30 and Cairo Airport about 32. What is in the master plan?

The project's details describe three parts: residential zones, a business hub and a retail mall, with most of the land given to greenery and water features. For a resident, that puts shops and services inside the gate. For an investor, it widens the pool of tenants beyond families, to the people who work in the business hub.

The homes

• Apartments, 2 bedrooms, 152 to 180 m²: finishing differs from unit to unit.
• Apartment, 3 bedrooms, 176 m²: recorded as furnished.
• Penthouse, 3 bedrooms, 245 m²: fully finished.
• Duplex, 3 bedrooms, 245 to 255 m²: fully finished.
• Villa, 4 bedrooms, 360 m²: semi-finished.
• Villa, 5 bedrooms, 410 m²: fully finished.

Note how large the apartments are: even a two-bedroom starts at 152 m², more than many three-bedrooms in new projects. And finishing varies widely, from semi-finished to furnished, so two units of the same size can be very different purchases. The four-bedroom villa is semi-finished while the five-bedroom is fully finished, so budget for finishing if you choose the smaller villa.

Large apartments and villas let to families on long contracts, and the furnished three-bedroom can be let without extra spending. Work out the return: ask what similar units in the compound let for, multiply by 12, subtract maintenance and empty months, and divide by the price you pay.
