Mountain View ICity New Cairo: ready units in a lived-in town

Mountain View ICity New Cairo is a residential town by Mountain View on 500 feddans in the Fifth Settlement, with only 12% built and the rest greenery and lakes. On offer are apartments, a duplex, villas and office buildings, the cheapest a 140 m² two-bedroom apartment at EGP 15,593,030, with 5% down and 8 years of instalments, and some units ready to hand over now.

Mountain View iCity is Mountain View's largest project in east Cairo, and it has been delivering for years, so you are buying into a living community with whole phases already lived in. Almost everything on offer today is ready or handed over within months. But the prices between types hold big surprises worth knowing.

Who is Mountain View iCity New Cairo for?

The project is built around islands: each area is an island with its own character and services, all linked by a 15 km corniche connecting the gardens. The master plan was drawn up with the international firm Callison RTKL.

A family that wants to move in now, with plenty of space at a reasonable price

The 210 m² three-bedroom duplex at EGP 17,329,211 is ready for handover, the best deal in the whole offer, as you will see.

A small family that wants an apartment handed over very soon

The 140 m² two-bedroom and the three-bedrooms from 155 m² are handed over next November, weeks from now, in a lived-in town with working services. The big advantage is that you will not spend years in a project still being built around you; schools, shops and neighbours are there from the day you move in.

A large family that wants a ready or near-ready villa

Villas are handed over between now and next March, from 300 to 565 m². The large villas here are much cheaper per metre than the small ones, so for a big family the sums work in your favour.

A large company that wants a whole headquarters of its own

HeartWork offers whole office buildings from 2,098 to 8,975 m². This is a product for institutions and large companies, not a small office.

Mountain View iCity for sale: duplex or apartment?

This is the key comparison in the project:

• The duplex against the three-bedroom apartment: the duplex is 210 m² at EGP 17,329,211 and ready; the three-bedroom starts at 155 m² for EGP 18,619,063 and is handed over in November. So the duplex is 55 m² larger and about 1.29 million cheaper.
• The duplex against the two-bedroom apartment: the apartment is 140 m² at EGP 15,593,030, so the duplex gives you 70 m² and an extra room for only about 1.74 million more.
• Price per metre: the duplex about 82,500, the two-bedroom about 111,400 and the three-bedroom about 120,100. So the duplex is by far the cheapest residential square metre.

The upshot: if you are going for a three-bedroom apartment, the ready duplex is larger and cheaper. Ask what is available in it today.

Villas: the large ones are cheaper than the small one

• 4-bedroom villa: 300 m² at EGP 73,170,351, about 243,900 per m², and ready.
• 6-bedroom villa: 520 m² from EGP 83,608,609, about 160,800 per m², handed over next March.
• 5-bedroom villa: 565 m² at EGP 87,973,052, about 155,700 per m², handed over in November.

So the 5-bedroom villa is 265 m² larger than the 4-bedroom, almost twice the size, and only about 14.8 million more. The 6-bedroom is 220 m² larger for about 10.4 million more. If your budget is near the 4-bedroom villa, the large ones give you many times what you pay extra.

What income does the instalment suit?

All residential units come with 5% down and 8 years of instalments. If the instalment is to stay under a third of household income:

• Two-bedroom apartment: an instalment of about EGP 154,300 a month, so an income of around 463,000.
• Ready duplex: an instalment of about EGP 171,500, so an income of around 514,000.
• Three-bedroom apartment: an instalment of about EGP 184,300, so an income of around 553,000.
• 5-bedroom villa: an instalment of about EGP 870,600, so an income of around 2.6 million.

Note that the duplex's instalment is lower than the three-bedroom apartment's, even though it is larger. These are approximate and before any increases; the details are under payment plans.

HeartWork: who are the office buildings for?

Inside Mountain View iCity are whole office buildings from 2,098 to 8,975 m², at about EGP 170,000 per m², with 30% down and 6 years of instalments. This is a completely different product from the rest of the offer, suited to two kinds of buyer:

• A large company wanting a headquarters: a whole building in its own name inside a residential town, so its staff can live near work.
• An institutional investor: buying the building and leasing it to one or several companies on long terms.

Compared with ordinary New Cairo offices, the square metre here is close to offices such as El Patio Oro (about 175,000) and cheaper than Palmet (about 191,600). The difference is that you get a whole building, not an office.

Mountain View iCity master plan

Is there a Mountain View iCity master plan PDF? The master plan is at the top of this page, and the official brochure can be requested from the brochure section. According to the project's details, the master plan holds residential districts, a 15 km corniche, the iDrive area, the Mountain View Sporting Club and the HeartWork office strip. The phases on sale now have their own pages:

• Club Park: from EGP 15,593,030, with the apartments and duplex.
• Mountain View 3: from EGP 73,170,351, with the villas.
• HeartWork: the office buildings, with 30% down and 6 years of instalments.

Against the rest of New Cairo

Using the price per m² of the cheapest unit of the same type in nearby projects:

• Duplexes: Mountain View iCity about 82,500 and ready; Telal East about 80,200.
• Apartments: Mountain View iCity from about 111,400; Palm Hills New Cairo about 137,200; Mist about 93,300; Trio about 89,500.
• Villas: Mountain View iCity from about 155,700 for the large ones; 97 Hills about 145,300; Triangle about 127,200; Telal East about 104,400.

The ready duplex is about level with Telal East even though it is ready in a lived-in town, which confirms it is a deal. The apartments are cheaper than neighbouring Palm Hills and dearer than smaller projects. The large villas are a little dearer than their neighbours, a gap that pays for early handover and an established community.

Mountain View iCity location in the 5th Settlement

Where is Mountain View iCity New Cairo? In the Fifth Settlement, overlooking the Eastern Ring Road according to the project's details. Madinaty is 17 minutes away, El Rehab 24 and the New Administrative Capital 26. Cairo Airport, Nasr City and Heliopolis are within about 35 minutes, the Middle Ring Road 13 minutes and the Suez road 15. If your work may move to the capital, you are right in the middle.

Distance to AUC

How far is Mountain View iCity from AUC? The project's details put the American University about 17 minutes away by car, while the area data we hold gives about 25 minutes. The difference is the route and the traffic, so drive it at the hour you would really travel before you decide.
