Al Karma 4 Mall in Sheikh Zayed is a residential and commercial project by AlKarma Developments in Sheikh Zayed, where the developer is currently selling shops only: from 51 m² at EGP 6,120,000 to 334 m² at 40,080,000, on 50% down with the balance over two years, ready, at October 2026 prices.

The metre here is about EGP 120,000, less than half that of the new shops around it in Zayed. In return, payment is close to cash. This page works out both and lists what to ask before the metre price wins you over.

The metre is about the same at the smallest and widest shop, so price here follows size. The smallest shop is priced under 7 million; these are its actual prices. The instalment is spread evenly over 24 months; the actual schedule may be quarterly.

Why is the Al Karma 4 metre under half its neighbours'?

An Al Karma 4 shop runs about EGP 120,000 per m², against about 280,000 at Etapa Square and Walk of Cairo and about 267,550 at Sky Ramp, all in Sheikh Zayed, in October 2026.

A gap that wide needs explaining before you book: the shop's position inside the project, whether it fronts a main street or an inner passage, the floor, and the activities allowed. Etapa Square is about 1.6 km in a straight line from Al Karma 4, Walk of Cairo about 2.2 km and Sky Ramp about 3.6 km.

The other difference is the plan: the neighbours ask 5% down over 5 to 8 years, Al Karma 4 half the price up front. A 100 m² Walk of Cairo shop needs only 1,400,000 down, less than the smallest Al Karma 4 shop's down payment, but its total is over four times larger.

Al Karma 4 payment plan: what will you pay?

On the smallest shop (51 m²) you pay 3,060,000 down and about EGP 127,500 a month for two years; By handover you will have paid about 3,315,000, or 54% of the price, at October 2026 prices.

This is a plan close to cash: half the price at the start and the other half in 24 months. The upside is that the shop hands over in two months, so if you let it from early 2027, rent can come in while you are still paying instalments. Rent covering the smallest shop's instalment would be about EGP 2,500 per m² a month, so check shop rents in Zayed for your intended activity before counting on it.

On the widest shop (334 m²) the down payment is 20,040,000 and the instalment about 835,000 a month, which needs a large amount of ready cash.

The first two years: Al Karma 4 or a shop on 5% down?

In the first 24 months you pay the whole price of the smallest Al Karma 4 shop, EGP 6,120,000, while a 100 m² Walk of Cairo shop takes about 12,040,000 in the same period, almost double, at October 2026 prices.

A small down payment elsewhere does not mean paying less at the start, because the totals are much higher. What sets Al Karma 4 apart is finishing in two years and owning a ready shop; what sets the neighbours apart may be stronger size, position and name. The choice comes down to the activity and the position, and the down payment is only part of it.

Thinking of an office or clinic in Zayed instead?

The developer currently sells only shops at Al Karma 4. For an office or clinic, Etapa Square has a 68 m² clinic at 11,327,400 (about 166,580 per m²) and a 76 m² office at 11,637,599, both ready on 5% down over 5 years. Sky Ramp has a 52 m² office at 7,186,400 over 8 years, handing over in January 2030, at October 2026 prices.

Where is Al Karma 4 Mall, and what is in it?

Al Karma 4 is in Sheikh Zayed near the 26th of July Axis, the Dabaa Road and the Cairo–Alexandria Desert Road, with Etapa about 600 m away and El Patio Zahraa about 700 m away as residential neighbours.

The project mixes homes and business: apartments, villas, townhouses and twin houses, with shops and offices, plus greenery, walking and cycling paths, car parks, a gas network, fire alarms and fibre internet. The idea is living and working in one place, and lived-in compounds around it such as Etapa and El Patio Zahraa are what bring customers to the shops.

Ask how many units are occupied in Al Karma 4 and around the shop you choose, since that sets customer traffic from day one.

They are the same place. People type "karma 4", "karma 4 compound" and "karma 4 mall", and all of them mean Al Karma 4 El Sheikh Zayed by AlKarma Developments.
