Villette Compound New Cairo: everything is handed over within months

Villette Compound New Cairo is a residential project by SODIC on 301 feddans in Golden Square, planned by the American landscape practice SWA. On offer are apartments, duplexes and penthouses, the cheapest a 159 m² two-bedroom apartment at EGP 29,185,000, with 10 years of instalments, and every unit is handed over in December 2026.

So you are buying in Golden Square, New Cairo's most expensive residential district, in a unit you receive within months. What decides things is comparing the types, because one unit is larger and cheaper than another, and needs a smaller deposit too.

Who is Villette for?

Villette sits in an area that is already built and lived in, with Eastown and Mivida as neighbours. A unit in a living area is easier to live in, to let and to resell than one in an area still being built.

A family that wants to live in New Cairo without waiting

Handover is months away, so if you currently rent in New Cairo, buying here means your rent stops soon and the instalment begins. A three-bedroom from 181 m² costs EGP 31,926,000 with only 5% down, about 1.6 million.

A large family that needs space on two floors

The 3-bedroom duplex starts at 290 m², the largest space on offer in the project. With grown children, two floors give each generation its own space, and as you will see, the price beats the four-bedroom apartment.

An investor who wants rent from the first year

An apartment in Golden Square near the American University and 90th Street, handed over in months, has rental demand from day one. Supply across the whole project is small, which supports rents and makes tenants willing to pay for an area like this.

The duplex or the four-bedroom apartment?

This is the key comparison in Villette, and it could save you a lot of money. The four-bedroom apartment is 232 m² at EGP 55,894,000 with 10% down. The 3-bedroom duplex is 290 m² at EGP 54,607,000 with 5% down.

• The duplex is 58 m² larger.
• The duplex is about EGP 1,287,000 cheaper.
• The duplex deposit is about 2.7 million against about 5.6 million for the apartment, so the duplex needs roughly half the cash.
• Price per metre: about 188,300 for the duplex against about 240,900 for the apartment, a gap of over 52,000 on every metre.

The only difference is four bedrooms in the apartment against three in the duplex. But with 58 m² more in the duplex, you can usually create a fourth room or a study. Unless you truly need that fourth bedroom, the duplex is the far clearer choice.

The penthouse or the large apartment?

The 3-bedroom penthouse is 246 m² at EGP 48,865,000. The most expensive three-bedroom apartment is 228 m² at EGP 54,952,000. So one three-bedroom apartment costs about 6 million more than the penthouse while being 18 m² smaller, a gap that is probably about floor and view.

The penthouse needs 10% down, about 4.9 million, more than the 5% apartments. So if cash is limited, the apartment is easier to get into. If you have the deposit, the penthouse gives you more space and a top floor for less than the large apartments.

The cheapest square metre in the whole project is the three-bedroom apartment, at about EGP 176,400. So if you are taking an apartment, three bedrooms is better value than two (about 183,600) and far better than four.

What income does a Villette instalment suit?

Every type is paid over 10 years, with 5% down for the small and mid-sized apartments and the duplex, and 10% for the penthouse and four-bedroom apartments. If the instalment is to stay under a third of household income:

• Two-bedroom apartment: an instalment of about EGP 231,000 a month, so an income of around 693,000.
• Three-bedroom apartment: an instalment of about EGP 253,000, so an income of around 758,000.
• The duplex: an instalment of about EGP 432,000, so an income of around 1.3 million.

The figures are approximate and before any increases; the details are under payment plans. With handover close, have the maintenance deposit ready now.

Price per m² in Villette against Golden Square

Using the price per m² of the cheapest unit in each nearby project:

• Three Sixty, under 1 km away: around EGP 233,700 per m² for a 615 m² unit.
• Galleria Residence, under 1 km away: around EGP 105,500 per m².
• Boutique Village, 1.8 km away: around EGP 106,900 per m².
• Regent's Square, 1.6 km away: around EGP 98,400 per m².

Villette is clearly dearer than most homes around it, by about 70,000 to 85,000 per m². That gap is the price of the SODIC name, handover in months and SWA's planning. If price per metre is your priority and you are in no hurry, there are cheaper options a kilometre away.

Why Golden Square in particular?

Golden Square is a small part of New Cairo, so comparing here means comparing close neighbours, not distant districts.

The other point is that the area is genuinely built up. Schools, the university, malls and hospitals have been running for years, and the compounds around you are lived in. So you are not betting that the area will be finished; you are buying in an area that is.

That matters in two ways if you sell later: speed of sale, because someone is always looking for Golden Square, and price stability, because new supply in the area is small and will not flood it.

Golden Square and getting to Villette

Golden Square lies between 90th Street and the Ain Sokhna road. 90th Street is very close, the Sokhna road about 15 minutes away, and the Ring Road right beside it. Who is the developer of Villette?

• The deposit varies between 5% and 10% by type, so work out exactly how much cash you need, and add the maintenance deposit.
