The finish for Sky Condos units is not stated in the figures we hold, so ask for it in writing. With the instalment at a third of income, the three-bedroom needs a household income of about EGP 759,400 a month.

Two bedrooms, three bedrooms or a duplex at Sky Condos?

The 181 m² three-bedroom is only EGP 2,741,000 above the 159 m² two-bedroom, for 22 m² and a bedroom more, about 124,590 per added metre, below the apartment's own metre, in October 2026.

The metre falls as the unit grows: the two-bedroom carries the highest metre and the duplex the lowest. With a budget near 29 million, the three-bedroom at 2.7 million more is clearer than the two-bedroom. The 318 m² duplex is almost twice the two-bedroom's size, with a fourth bathroom, but costs 22,681,000 more than the three-bedroom.

Because the duplex is on two levels, ask how its area splits between them and whether a terrace or roof is counted in the 318 m².

How much do I pay at Sky Condos before the keys?

The Sky Condos duplex is 28 m² larger than the V Residences duplex and 5,366,000 less, and the three-bedroom here runs about 61,430 less per metre. The compound and handover are the same, so the gap lies in the building: its position inside Villette, its view and its specification. If those do not matter to you, Sky Condos gives you the same Villette and the same date on about 3.45 million less down.

Sky Condos or another ready apartment in New Cairo?

Galleria Residence, about a kilometre from Sky Condos, has a 153 m² three-bedroom ready at EGP 17,008,486 on about 2.5% down over 8 years, 14,967,500 less, in October 2026.

The 193 m² Galleria penthouse is 12 m² larger than a Sky Condos three-bedroom and about 6 million less, ready. For duplexes, Regent's Square, about 2 km away, has a 344 m² duplex 15,246,000 below the Sky Condos duplex, but hands over in December 2028 with a flexi finish. Within SODIC itself, Oak Residence in SODIC East is ready on the same plan with a 153 m² three-bedroom at 17,220,000.

That gap pays for the Golden Square and Villette: SODIC's 301-feddan compound between 90th Street and the Ain Sokhna Road, next to the American University in Cairo, in an area with schools, malls and hospitals running for years, with Eastown and Mivida as neighbours.

Sky Condos Villette's main advantage is the lowest entry into Villette, ready on 5% down over 10 years; its main drawbacks are an unannounced finish and ready apartments nearby costing millions less, in October 2026.
