About Eastown Project New Cairo
Eastown Compound New Cairo: lived-in homes and new offices
Eastown Compound New Cairo is a SODIC community on 204 feddans in Golden Square in the Fifth Settlement, right beside the American University in Cairo. The residential compound itself has been built and lived in for years, and what SODIC is selling now is 10 administrative units in EDNC, from 120 m² at EGP 12,790,000, with 10% down, 6 years of instalments and handover in December 2026.
That distinction matters before anything else. If you came to this page looking for an apartment in Eastown, what the developer has on sale today is offices, not apartments; apartments are on the resale market. And if you are looking for an office in New Cairo, this is one of the cheapest office square metres in the area, as you will see.
Eastown today: a living compound, not a model
Eastown is one of SODIC's older projects in east Cairo. Its streets, gardens and services are actually running, and the supermarket, pharmacy and bank have been there for years, so what you see on a visit is what you will live with.
The design draws on modern European style, and most of the land goes to greenery and water features, so balconies look onto green space rather than the back of another building. That makes a real difference in a busy area like Golden Square.
If you want a home here, you are buying resale from an owner. The advantage is that you inspect the actual unit and move in straight away. The drawback is that payment is usually cash, or instalments shorter than a developer's. Message us on WhatsApp and we will tell you what is available on resale and at what price.
If you want an apartment in Eastown: how to buy resale properly
Buying from an owner in a delivered compound has different rules from buying from the developer. These are the things we check with our clients before any deposit:
- The original contract: make sure the seller really is the owner, and that the contract with the developer is in their name, not an assignment from someone else.
- Outstanding instalments: if instalments are still owed to the developer, find out how much and who will pay them, because they sometimes pass to you.
- Transfer fees: most developers charge a fee for transferring ownership from one owner to another. Ask SODIC how much it is and who will bear it, the seller or you, before agreeing the final price.
- Maintenance deposit: make sure it has been paid and that there are no maintenance arrears on the unit.
- Inspection: see the unit itself by day and by night, and ask the neighbours about services and management.
If all of that is sound, resale in a living compound like Eastown gives you something rare: a home you have seen with your own eyes, in a finished area, that you can move into straight away.
Who do the Eastown offices suit?
The administrative units are in EDNC, Eastown's commercial and business hub. So your office sits inside a lived-in compound beside the American University, not in a stand-alone tower on a highway.
A small or medium company that needs a base
From 120 m² you can set up a base for a decent team. With handover in December 2026, you start working from it in a few months and stop paying the rent you pay now.
An investor who wants to let an office
A location beside the American University and 90th Street means demand for offices from companies wanting a well-known address in New Cairo. Early handover means rent starts coming in soon.
Someone who lives in or near Eastown
If your home is inside the compound or in one next door, an office a few minutes' walk away saves you New Cairo traffic every day, a value you feel after the first month.
Size and price: how to read the figures
Everything on offer is one model: offices from 120 to 324 m². The cheapest is 120 m² at EGP 12,790,000, about EGP 106,600 per m². The dearest is recorded at EGP 166,912,000, and that wide gap is probably between a standard office and a large unit with a special position or frontage.
- The range is very wide, so do not rely on "from" in your sums. Ask for the price of the exact unit you have in mind.
- Offices on the frontage or ground floor let for more, but cost more to buy too.
- If you will use it yourself, the smaller size is better value. If you will let it, ask which sizes are most in demand in the area.
Who does a 6-year instalment suit?
Instalments here run only 6 years, shorter than residential, so they are higher. The deposit on the cheapest office is EGP 1,279,000, and the instalment roughly EGP 160,000 a month, approximately and before any increases.
The sum for a company: if you pay office rent now, compare it with the instalment. If the instalment is close to, or slightly above, the rent, buying turns a monthly expense into an asset you own after 6 years. If it is far higher, renting is still easier until the company grows. The details are under payment plans.
Office price per m² in Eastown against nearby offices
The comparison here is with other administrative offices in the same circle, using the price per m² of their cheapest office:
- Golden Gate, 1 km away: around EGP 244,900 per m².
- Boutique Village, 1.7 km away: around EGP 218,600 per m².
- V40, 1.7 km away: around EGP 195,600 per m².
- Urban Business Lane, under 1 km away: around EGP 194,500 per m².
- Point 90 Mall, 1.8 km away: around EGP 188,000 per m².
- VX Golden Square, 1.7 km away: around EGP 116,100 per m².
Eastown's offices have the cheapest square metre on this whole list, about EGP 80,000 per m² or more below most offices around them, and that for a SODIC project handed over in months. One reason may be the office size (120 m² against smaller offices nearby, which naturally carry a higher price per metre), so compare with similar sizes before judging.
Why Golden Square for an office?
New Cairo has 449 projects in the catalogue, 284 of them published on Masharf, and Golden Square is one of its busiest working districts. Eastown is reached from 90th Street, the Ring Road and the Ain Sokhna road, close to the Mohamed Naguib and Gamal Abdel Nasser axes, with Nasr City and Heliopolis about 15 minutes away.
Around it are compounds such as Mivida, Palm Hills New Cairo and Mountain View iCity, meaning thousands of residents around your office. See it under location, or browse the other projects on the New Cairo page.
Who is the developer of Eastown?
SODIC has 35 projects published on Masharf. In east Cairo it has SODIC East and Villette, next to Eastown. And Eastown itself is the clearest evidence of its work, because you can walk in and see how the compound has been run since handover.
Things to know before you buy an office in Eastown
- The developer has 10 offices on sale and no residential units at present, so any apartment will be resale from an owner.
- Handover is December 2026, so ask about the finishing state at handover and the cost of fitting out the office.
- Ask about EDNC's monthly management and service charges, and parking for staff and clients.
- Ask whether the office can be registered as a company headquarters and what paperwork is needed.
- Read the pros and cons above.
