Garden Lakes sits right next to Hyde Park Signature by the same developer, and the two are very close on price per metre. The big difference is the handover date, and that alone may settle the decision for many buyers.

Who is Garden Lakes for?

More than 30 of the compound's feddans are greenery, landscaping and lakes; the buildings are in calm, light colours, and the interiors are by the design firm Eklego. The project is divided into neighbourhoods with their own character: Garden Side, Lake Side, Waterside and Park Residence.

Someone who wants to move in next year

The apartments are handed over a year from now and the houses in February 2028. If you rent in October or Zayed today and want to stop paying rent soon, Garden Lakes gets you there before most new projects around it.

A small family

The two-bedroom from 105 m² at EGP 10,340,000 has the cheapest square metre in the whole compound, about EGP 98,500.

An investor who wants rent from next year

Handover in a year means rent starts early. A two- or three-bedroom apartment beside Gezira Club, international schools and Mall of Egypt has steady rental demand from families who want to try the area before buying. With 8 years of instalments, the rent covers part of the instalment from the first year.

A family with school-age children

Al Alsun School is 3 minutes away, Gezira Club one minute, and New Giza University and Lycée Albert Camus are in the nearby area. So the school run and the club are short trips, something you feel every day, not once a year.

Garden Lakes or Signature next door?

This is the first comparison to make, because both are by Hyde Park and side by side:

• Price: the cheapest apartment in Garden Lakes is 68 m² at EGP 6,800,000, and in Signature the same size costs EGP 6,650,000, only EGP 150,000 apart.
• Handover: Garden Lakes apartments in October 2027, Signature apartments in March 2030, so Garden Lakes is about two and a half years ahead.
• Instalments: Garden Lakes over 8 years, Signature over 10, so the Garden Lakes monthly instalment is somewhat higher.

• Townhouse against twin house: the townhouse is 215 m² at EGP 24,440,000 with four bedrooms, the twin house 242 m² at EGP 29,000,000 with three. The townhouse has an extra bedroom and is EGP 4,560,000 cheaper; the twin house is 27 m² larger.
• Two bedrooms against three: the three-bedroom starts at 142 m² for EGP 15,810,000 and the two-bedroom at 105 m² for EGP 10,340,000. So 37 m² more cost EGP 5,470,000, about 147,800 per extra metre, far more than the two-bedroom's own metre.

The upshot: among apartments, the two-bedroom is the best value. Among houses, the four-bedroom townhouse is the best buy, and with the standalone villa you pay a large premium for independence rather than space.

Every type comes with 5% down and 8 years of instalments. If the instalment is to stay under a third of household income:
