The twin house works out at about EGP 119,830 per m² and the villa at about 155,700. The monthly figure is spread evenly over 96 months; Hyde Park's actual schedule may be quarterly or include annual payments. With the instalment at a third of income, the twin house needs a household income of about EGP 860,900 a month and the villa about 1,118,600.

Twin house or villa in Lake Side?

With the same 242 m², bedrooms and bathrooms, the EGP 8,680,000 between the Lake Side twin house and villa goes on the land around the house and on having no attached neighbour, at October 2026 prices.

A twin house is one building split in two: a shared wall with one neighbour and garden on three sides. The villa stands alone with garden all round. The plot size of each has not been announced, and it is what tells you whether the gap is worth it: if the villa plot is much larger than the twin plot, the 8.68 million buys a wider garden; if the difference is small, you are paying for privacy alone.

• Difference paid by handover: about 1,464,750.

If standing alone is not a priority, the twin house saves about 85,900 a month for 8 years for the same built area and the same handover date.

How much is paid at Lake Side before the October 2027 handover?

By 30 October 2027 you will have paid about 16.9% of the price, the down payment plus 12 instalments starting in November: about EGP 4,893,750 on the twin house and 6,358,500 on the villa, at October 2026 prices.

Handover comes exactly a year on, so about 83% of the price is paid while you live there. But 8 years is shorter than the plans of the projects compared below (9 to 11.5 years), so the instalment is high from month one: about 286,980 on the twin house. Work it out on today's income, not on your income after handover.

If you plan to let, rent covering the instalment would be about EGP 1,186 per m² a month on the twin house and 1,541 on the villa, on 242 m². Compare both with rents for a house with a garden in October in 2028.

Lake Side or its neighbour Hyde Park Signature?

Hyde Park Signature, by the same developer and adjoining Garden Lakes, has a 240 m² three-bedroom villa at EGP 43,120,000, 5,440,000 above the Lake Side villa. It hands over in November 2029, 25 months after Lake Side.

For the twin house, Lake Side is 2,300,000 less, 27 m² larger and about two years earlier, though the Signature twin has a fourth bedroom. For the villa, Lake Side is 5,440,000 less for almost the same size. Where Signature wins is the instalment: 10 years instead of 8, so its villa runs about 341,370 a month, some 31,510 below the Lake Side villa despite the higher price.

If you need four bedrooms, the 268 m² Signature villa at 47,850,000 is the closest option, since every Lake Side house has three.

Lake Side or other houses in 6th of October?

Outside Garden Lakes, a 237 m² three-bedroom twin house at Swan Lake October costs EGP 46,600,000 and hands over in April 2028, 17,600,000 above the Lake Side twin for almost the same size, in October 2026.

Swan Lake is about 2 km in a straight line from Lake Side, with a twin house of almost the same size for 17.6 million more, so Lake Side is far lower in the same part of October. Nmq, about 3.3 km away, has a 212 m² twin for 7,300,000 less and 30 m² smaller, handing over 15 months after Lake Side.

Among villas, a 217 m² Parkside villa in O West is 7,113,000 less and 25 m² smaller but hands over in January 2030, 27 months after Lake Side. A 180 m² Badya villa is 12,861,000 less and 62 m² smaller, handing over in March 2028. So Lake Side is not the lowest-priced villa in October, but it combines 242 m² with a 2027 handover.

Where is Lake Side in Garden Lakes?

Lake Side is inside Garden Lakes, Hyde Park's 69-feddan community in 6th of October City, next to Hyde Park Signature and close to Mall of Egypt, the 26th of July Axis and Al Gezira Club.

Garden Lakes has more than 30 feddans of greenery and lakes and is split into phases: Lake Side for houses, and Garden Side, Waterside and Park Residence for apartments. The closest to Lake Side in timing is Garden Side, whose apartments hand over the same month (October 2027), so Lake Side residents will have neighbours moving in alongside them.

Ask where the house sits relative to the lake the phase is named after: the photo above shows houses on the water, but not every Lake Side house necessarily faces it, and the position changes the view you wake up to every day.

Lake Side Garden Lakes' main advantage is a 242 m² house handing over in October 2027 for less than its neighbour Hyde Park Signature; its main drawback is a high 8-year instalment and three bedrooms only, in October 2026.
