Jubail 6th of October City: Iwan villas named after a Lebanese town

Named after the Lebanese city of Byblos, known in Arabic as Jubail, Jubail 6th of October City groups IWAN Developments villas in 6th of October City, close to the 26th of July corridor. The published idea is a small, quiet compound, most of its land given to greenery, landscaping and walkways.

Iwan has put out no sizes or prices. The total area is published as 13, in feddans in the Arabic announcement and in acres in the English one and the brochure, so ask for the figure in square metres. In a compound this size the gap between one villa and the next matters a great deal, so ask for the master plan and find the villa you are offered on it.

About 1.2 km away, LaManga starts at 187 m² for 14,210,000. Al Ahly Sabbour's Keeva, at roughly the same distance, opens at 195 m² for 22,900,000, and Swan Lake West, 1.5 km off, at 151 m² for 24,200,000. When Jubail quotes you, ask for the plot area and the built area separately, because comparing villas on built area alone misleads.

Before you sign for a villa

The description does not say what finish the villas come in, so that is the first question: semi-finished or full, and who completes the facades, wall and garden. Ask whether the garden is yours or a right of use, whether you may build on the roof, and whether changes to the design carry fees. In a twin or townhouse, ask whether the shared wall is soundproofed; that shows after you move in, not at the viewing.

Inside the wall

Published: a commercial centre, a supermarket, a pharmacy, restaurants and cafés, green spaces, paths for walking, running and cycling, and garages. Services are round-the-clock security and cameras and maintenance, with laundry added in the English text. The description mentions no club or pools, so ask Iwan directly if they matter to you. Ask, too, whether the shops and restaurants serve residents only or outside visitors as well, and whether a villa's service charge is set on plot or built area.

The 26th of July corridor and around

Published times are five minutes to Mall of Arabia, ten to Hyper One and a quarter of an hour to Lebanon Square, with the desert road and Juhayna Square near. The English text adds five minutes to Dar Al Fouad hospital, Nile University and Iwan's Jedar. Ask whether the gate opens onto the corridor or a side street, and try the drive in the morning rush and back at night.
