Alma compound is a community by IWAN Developments on 28 feddans in central Sheikh Zayed, next to Tivoli Dome, finished and handed over. According to the project's details it has only 168 units, with buildings on 20% of the land and the rest given to services and open space, and an Art Deco-inspired design with a modern twist. The units recorded with us are all semi-finished and past handover: family houses and twin houses of 220 to 315 m², a four-bedroom apartment and duplex, and villas of 322 to 573 m².

Where is Alma compound? In Sheikh Zayed next to Tivoli Dome, and about 3 minutes from Americana Plaza, Arkan Plaza and Park Street, 5 minutes from Hyper One and 6 minutes from Atrio, close to Galleria 40, Cairo University's Zayed campus and Mall of Arabia. You live beside Zayed's main places to go out and work.

A family house is usually cheaper than a twin house of the same size, because you share the building with a neighbour above or below. A twin house shares one side wall, and its land and building are yours. On a limited budget, a family house gives you house-sized space in Zayed; for more privacy, choose a twin house or villa.

A finished compound has no construction noise and neighbours who actually live there. With only 168 units, neighbours know each other, the gate is quiet and the clubhouse uncrowded. A small compound has limited services inside, though, so you will rely on Arkan, Hyper One and the malls, all minutes away.

Renting out a home in Alma

If you are buying to rent out, Alma's central position in Zayed brings tenants from companies and families who want to be near schools and malls. The unit is semi-finished, so you will spend on finishing first. Ask Zayed brokers about real rents for the same size and subtract the service charge before working out the return.

Before buying: ask the residents

No complaints are recorded with us, so ask yourself. Visit on an ordinary day, talk to residents and security, and ask about maintenance and its charges and how fast they rise, water and electricity, and whether the commercial area is open. The compound is in Zayed's commercial centre, so ask about traffic and noise at weekends.
