About Monte Royale El Sheikh Zayed

Monte Royale Compound Sheikh Zayed is a new residential project by Imora Communities in Sheikh Zayed, priced at EGP 38,000 to 40,000 per m² in October 2026, with 10% down, 10 years of interest-free instalments and handover within three years of contract.

In Sheikh Zayed, most apartments with a developer price in October 2026 sit above EGP 45,000 per m². Monte Royale starts at 38,000, alongside the lowest-metre projects in the city. Here it is measured against named neighbours one by one: metre, instalment and handover.

How much is Monte Royale Sheikh Zayed?

Monte Royale is priced by the metre, EGP 38,000 to 40,000 in October 2026. At the lower metre a 90 m² studio comes to about EGP 3,420,000 and a 184 m² garden unit to about 6,992,000. These are Masharf (Keller Williams Masharf) calculations on the metre, not a price list:

Monte Royale apartments: what moves the metre?

The step from 38,000 to 40,000 per m² adds EGP 180,000 on the studio and 368,000 on the garden unit, so ask on WhatsApp at 01270970000 for the metre on the exact unit and what lifts it to 40,000: floor, view or garden. The 145 m² apartment's bedroom count is unclear, with some sources saying two bedrooms and the unit data on our site saying three, so confirm it before comparing.

Monte Royale payment plan: 10 years without interest

The Monte Royale payment plan is 10% down and the rest over 10 years without interest, 120 instalments. Booking starts with an expression-of-interest form of EGP 50,000, refundable if you do not proceed, in October 2026.

Interest-free means the price itself is spread over 120 months with nothing added: on the EGP 3,420,000 studio that is 342,000 down and about 25,650 a month. With the instalment at a third of income, the studio needs a household income of about EGP 77,000 a month, the 145 m² apartment about 124,000 and the garden unit about 157,300.

Monte Royale completion date and what is paid by then

Handover is due within three years of contract. If instalments start at signing, 36 instalments in you will have paid about 37% of the price: about EGP 2,038,700 on the 5,510,000 apartment of 145 m², and about 1,265,400 on the studio, with seven years of payments left after handover.

Paid over the 10 years, and the rent that covers it

Each year adds 9% of the price (12 instalments of 0.75%) on top of the 10% down: 19% by the end of year one, 37% by year three around handover, 55% by year five, 73% by year seven and 100% by year ten. On the 145 m² apartment at 38,000 per m² that is about EGP 1,046,900, 2,038,700, 3,030,500, 4,022,300 and 5,510,000. Because the metre and term are the same for every size, the rent that covers the instalment is also the same: about EGP 285 per m² a month at 38,000 per m², or 300 at 40,000, so the studio would need to let for about 25,650 a month and the 145 m² apartment for about 41,330.

Monte Royale or another Sheikh Zayed project?

Monte Royale's metre (38,000 to 40,000) is close to The Flow's (about 38,800 to 39,950) and below Belva (about 49,400), The Harv (about 60,800) and La Colina (about 63,000), at October 2026 prices.

La Colina (3-bed)1589,954,00063,0005% over 10 years78,800

The Flow has a semi-finished 111 m² three-bedroom at EGP 4,306,800 with no down payment over 7 years, handing over in April 2030. Its metre matches Monte Royale's, but its instalment is higher (about 51,270 against 41,330 for Monte Royale's 145 m²) because the term is only 7 years, and Monte Royale's unit is 34 m² larger. The Harv sells a finished 146 m² three-bedroom, almost the same size as Monte Royale's 145 m², for EGP 8,882,549, about 3,372,500 more, handing over in December 2028. La Colina runs a 158 m² three-bedroom at 9,954,000 over the same 10 years, about 78,800 a month against 41,330. Part of that gap is finishing and part is location and facilities, so ask about Monte Royale's finish before counting the whole gap as savings.

Where is Monte Royale, and who is Imora Communities?

Monte Royale is in Sheikh Zayed, developed by Imora Communities. Its exact location and land area are not confirmed by two sources, so ask for both on WhatsApp.

Imora Communities has no other priced project on Masharf as of October 2026. Ask which of its projects have been delivered, visit one, and request the building permit and land contract before paying the down payment. The refundable EGP 50,000 expression-of-interest form is a sensible way to obtain the official price list by floor and size before committing to a down payment.

Monte Royale pros and cons

Monte Royale's main advantage is a metre from EGP 38,000 in Sheikh Zayed over 10 interest-free years; its main drawback is the lack of a confirmed unit price list or announced finish in October 2026.

  • Pro: 10% down and 10 interest-free years.
  • Pro: a refundable EGP 50,000 expression of interest.
  • Pro: a wide range of sizes, from a 90 m² studio to a 184 m² garden unit.
  • Con: prices given only as a metre rate, not a unit list.
  • Con: finishing not announced.
  • Con: handover "within three years" with no fixed year.

Before booking, ask on WhatsApp at 01270970000 and keep the dated written replies: the metre for your unit, the bedroom count of the 145 m² apartment, the finish, the handover month and year, the exact location, and the building permit and land contract.
