Al Azizia Compound 6th of October City is a villa compound by Al Azizia Commercial Investment Company in 6th of October City, at the start of the Cairo to Alexandria desert road, right beside the Oasis Hotel. The English announcement puts it just three minutes from the Giza Pyramids.

Two figures that do not fit

The English announcement gives the compound as 10 acres, that is 40,468 m², and then a built-up area of 288,800 m², seven times the whole site, which is impossible. One figure is wrong and the announcement does not say which. Ask Al Azizia for the correct land area and building ratio, and for the approved master plan.

Three minutes to the Pyramids

Being near the Pyramids and the desert road suits anyone working in Haram or Mohandessin or travelling to Alexandria often. Next to a hotel at the entrance of a main road, ask whether the gate opens onto the road itself or an inner street, and whether hotel guests have any access to the compound.

The private garden: owned or right of use?

"Every villa has a private garden" matters a lot to price, but needs detail. Ask the garden's size, whether the contract states it as owned or a right of use, and whether you may add a pool or pergola. In townhouses and twin houses, ask whether the garden is in front or behind, and who maintains the wall between you and your neighbour. The announcement mentions "sequels" to the compound, so ask whether the villa you are offered is in the original compound or a newer extension.

Facilities

A shared recreation area, pools for different ages, wide gardens, a mosque, an amusement zone, and fountains and water features, with round-the-clock security and cameras, maintenance and cleaning. No gym, clubhouse or shops are mentioned, so ask by name if any matters to you, and find out where the nearest supermarket is.

Published distances

Twenty minutes to El Sheikh Zayed and an hour to New Capital City, via the Ring Road, the Ain Sokhna road and the desert road. The announcement also says forty minutes to the Ring Road, which sits oddly with the other figures, so check it yourself. On the map, Hadaba, the nearest project at about 1.7 km, lists 304 m² for 26,929,000, and Pyramids Heights 152 m² for 18,364,000.

The announcement says it belongs to Al Azizia Group, founded in 1994, with four companies in development, investment, marketing and tourism, and that it built this compound and its sequels. Ask whether the compound is handed over, whether resale villas are available, whether you can view one, and the payment plan.
