Swanlake North Coast is a summer village by Hassan Allam Properties in Ras El Hekma, at kilometre 197 of the Alexandria to Matrouh road, on 208 feddans. According to the project's details, buildings cover only about 186,000 m² of the land, and the rest is greenery, seawater lagoons and sandy beach. The units recorded with us are large and finished: three-bedroom chalets of 170 to 210 m², a 230 m² four-bedroom chalet, a furnished 264 m² twin house and a 464 m² five-bedroom villa, most of them past their handover dates. Swanlake North Coast location

Where is Swanlake North Coast? In Ras El Hekma, at kilometre 197 of the Alexandria to Matrouh international road. According to the project's details it is about a 3-hour drive from Cairo, close to El Alamein Airport, Sidi Abdel Rahman and New Alamein, reached from the Alexandria to Matrouh road and the New Fouka road.

Not the same as Swan Lake in New Cairo

Hassan Allam has several projects named Swan Lake. This village is a summer resort in Ras El Hekma, while Swan Lake Katameya is a residential villas compound in New Cairo. If someone offers you a unit in "Swan Lake", ask first which one.

Chalets for sale in Swanlake North Coast

A three-bedroom chalet of about 200 m² fits a family and its guests for the summer. For every chalet, ask whether it faces the lagoon, the sea or the garden, which floor it is on and how far it is to walk to the beach, since that moves the price and the rent. The furnished twin house is handy if you want to arrive straight away without buying and shipping furniture to the coast, but inspect the furniture yourself and price it in.

Ready or new? Count the summers

A ready chalet in Swanlake is yours next summer, while a new one nearby means two or three summers of waiting and then finishing and furnishing. Each summer you wait, you either rent elsewhere or lose the rent you could have earned. Ask in the village what a similar chalet rents for per week in peak season, multiply by the season's weeks and the summers you would wait, add finishing and furniture, and set that against the price difference.

According to the project's details: a wide sandy beach with children's activities, a water's-edge restaurant and kiosks; seawater lagoons with about 2 km of sandy beach; a long lap pool with a horizon edge facing the lagoon; a seaside clubhouse with a gym, dining, a kids' area and shops; a boutique hotel; restaurants and cafes; tennis, padel and football; yoga; and jogging and cycling paths. Before buying: ask the owners

No complaints are recorded with us, so ask yourself. Visit in season and talk to owners and security: how much is the yearly service charge and how fast does it rise, are the lagoons clean and running all season, how crowded is the beach, and are the hotel and clubhouse open?

Negotiating with the owner

Resale has no price list. Check the resale table on this page and ask how long the owner has been selling. At the end of summer and in winter owners tend to be more flexible than at the start of the season. Lagoon or sea views are priced differently from garden views, and the state of the furniture and finishing matters, so take any repairs off the price.

Buying resale safely

• Contract: see the original contract with Hassan Allam and the owner's proof of ownership.
• Furniture: if the unit is furnished, list the furniture in the contract.
• Transfer: ask about the transfer fee before agreeing a price.
• Maintenance: confirm fees are paid up to date.
• Inspection: check finishing, plumbing and damp, which shows on the coast after winter.
