Lumia Mall New Capital City: shops opposite the Swedish University in R7

Lumia Mall New Capital City is a shopping mall by Dubai Misr in R7. According to the project's details it stands on about 15,000 m² with two basements, a ground floor and two retail floors, and is the mall of the Lumia Residence housing project. The units recorded with us from the developer are shops of 53 to 55 m², from EGP 8,162,000 to 13,135,000, with 10% down over 10 years and handover in October 2030.

Where is Lumia Mall?

Where is Lumia Mall located? In R7 in the New Capital, according to the project's details directly opposite the Swedish University and close to the Universities Axis, Al Fattah Al Aleem Mosque, the diplomatic district and the Iconic Tower. It is reached from the Middle Ring Road, the Universities Axis, Suez Road, the El Amal Axis, the Regional Ring Road and the Bin Zayed Axis, and is near Celia, Venia and Rivan. The exact spot is not yet pinned on our map.

What is on each floor?

According to the project's details the mall is split by activity:

• Ground floor: banks and ATMs, a hypermarket, pharmacies, a salon and a bakery.
• First floor: entertainment: bowling, a games centre and video games.
• Second floor: restaurants and a food court, a gym and a beauty centre.

That split matters when choosing a shop: your activity has to fit the floor. A pharmacy or bakery belongs on the ground floor, a restaurant on the food court floor. The design is by architect Mohamed Talaat's office according to the project's details.

Lumia Mall prices

What are shop prices in Lumia Mall? A shop of 53 to 55 m² costs EGP 8,162,000 to 13,135,000, so from about 154,000 to about 238,800 per m². That wide gap for almost the same area comes from floor, frontage and position inside the mall: a ground-floor shop at the entrance is not the same as one upstairs. Ask exactly where the shop is before comparing prices.

Lumia Mall payment plans

The recorded plan is 10% down with the rest over 10 years. The cheapest shop needs about EGP 816,200 down and about 61,200 a month if the balance is split evenly over 120 months. The dearest, EGP 13,135,000, needs about 1.3 million down and about 98,500 a month. These instalments are approximate, so ask for the official schedule in writing.

Compare with other New Capital shops

For comparison, the cheapest shop per metre in other New Capital projects: Rivan about 107,700, Al Maqsad about 119,200, De Joya 2 about 136,600, Midtown Sky about 154,800 and Serrano about 170,000. So Lumia's cheapest shop sits mid-market. But a shop is not judged by the metre alone: ask who your neighbours will be, when the mall opens and how many homes surround it.

A shop as an investment: do the sums right

A shop earns from footfall, and footfall comes from the residents and the university around the mall. So ask when Lumia Residence hands over and whether the Swedish University is operating yet. Remember that handover is in 2030, so you will pay instalments for years before the first rent. We will not quote an expected return without real figures.

• Contract: read the handover date, the penalty for delay and the delivery specification.
• Activity: confirm your activity is allowed on that floor and written in the contract.
• Mall management: ask who will run the mall and what the service charge is.
