About Venia New Capital City

Venia New Capital City: Venia or Catalan?

Venia New Capital City is by Gates Development in R7, plot D4. The land is about 40 feddans, 82% of it green or water per the plan, holding about 896 units. Handover is August 2027, about ten months away. Less than a kilometre off, the same developer has Catalan, due the very same month. So the natural question: which one?

Venia New Capital City prices: one metre for every type

Per the developer's October 2026 offers, Venia's metre holds at about 39,000 whatever the type:

  • Two bedrooms, 125 m²: about 4.92 million.
  • Three bedrooms: 5.34 million for the smallest (136 m²), up to 8.76 million for the largest (222 m²).
  • A 248 m² three-bedroom duplex: 9.7 to 10.58 million.

With one metre price, the gap between the two-bedroom and the cheapest three-bedroom (136 m²) is just 410,000, for 11 metres and a whole room. So the two-bedroom makes little sense here unless your budget stops at exactly 5 million. The developer's data gives no finishing for any type, so ask before comparing.

The duplex or the largest three-bedroom?

Between the largest three-bedroom (222 m², 8.76 million) and the cheapest duplex (248 m², 9.7 million) lie 26 more metres for about 940,000, much the project's own metre. The duplexes are all one size, yet about 880,000 separates cheapest and dearest, a matter of position or floor worth asking about.

Venia against Catalan

  • Catalan: near 34,000 per metre, yet it asks a fifth up front and clears in five years. Its 175 m² three-bedroom is roughly 5.94 million, meaning some 1.19 million at signing and 79,200 monthly after.
  • Venia: near 39,000 per metre, but only a twentieth up front with eight years to pay. Its 136 m² three-bedroom is roughly 5.34 million: some 267,000 at signing, then 52,800 a month.

The bottom line

Catalan is about 5,000 cheaper per metre and gives more space for nearly the same money. But Venia gets you in with under a quarter of Catalan's deposit and an instalment about 26,000 lighter each month. With cash ready, Catalan is better value; with a monthly income and a small deposit, Venia is easier. Both hand over in the same month. Catalan also has a 200 m² four-bedroom near 6.98 million, some 1.78 million below Venia's largest three-bedroom, though at about 93,000 a month over 5 years against near 86,700 for that three-bedroom here over 8. Catalan's 335 m² four-bedroom duplex, near 13.02 million, is 87 m² larger than Venia's and about 3.3 million dearer.

Venia New Capital City payment plans

The deposit is 5% with the rest over 8 years, and handover is ten months off. You move in having paid only about 15% of the price, near 800,000 on the cheapest three-bedroom, with seven years and two months still to run. The two-bedroom runs about 48,700 a month, the duplex about 96,000.

Against the rest of R7

Its surroundings cost more in every type, and most hand over later:

  • Armonia, 300 m away: the cheapest three-bedroom costs 7.11 million, 141 m², near 50,400 per metre, due August 2028, about 53,300 monthly over 10 years.
  • Parklane, 300 m away: its cheapest three-bedroom is 7.58 million with 150 m², near 71,000 monthly over 8 years, due October 2027.
  • De Joya 3, 600 m away: its cheapest three-bedroom is near 7.94 million with 163 m², some 62,900 monthly over a decade.
  • Oro New Capital, 600 m away: its 186 m² three-bedrooms cost near 7.78 million, though 30% is due up front and the rest within 3 years.

Venia's cheapest three-bedroom costs some 1.8 to 2.6 million less than the first three, for slightly less space. Two-bedrooms tell the same story: 105 m² near 5.28 million at Parklane and 117 m² at 6.65 million at Armonia, against 125 m² at 4.92 million here. And duplexes: Parklane's 245 m² near 12.37 million and De Joya 3's 296 m² near 12.84 million, against 248 m² at 9.7 million at Venia. Venia has one of the cheapest metres in R7 for something handed over next year. By the month, Venia's duplex runs about 96,000, against near 101,600 for De Joya 3's over 10 years and 116,000 for Parklane's over 8. At the dear end, The Loft, 600 m away, starts its three-bedrooms near 9.27 million for 174 m², due September 2027, and Talah, 900 m away, at 10.56 million for 151 m², due 2030.

What Venia does not have

Venia has no four-bedrooms and no one-bedrooms. For four bedrooms, Catalan offers 200 m² near 6.98 million, Oro New Capital 206 m² near 8.45 million, Armonia 196 m² at 9.14 million due March 2030, and De Joya 3 from 210 m² near 10.85 million. On a budget under 4.9 million, Parklane has a 70 m² one-bedroom near 3.52 million and Armonia a 71 m² one near 3.98 million.

And resale?

October 2026 had 3 owner listings, all three-bedrooms of around 154 to 159 m², starting near 4.4 and reaching about 5.2 million, which puts the metre between 28,000 and 33,000, below the developer. The project is not yet handed over, so ask what is paid and what remains before treating it as cheaper. The developer's deposit on the cheapest three-bedroom is only 267,000, so the cash the owner wants is the figure to compare. The cheapest owner listing, 4.4 million for about 154 m², is some 940,000 below the developer's cheapest three-bedroom with 18 more metres; if that is truly its full price, it is the cheapest way into Venia.

Venia fits if

You want three bedrooms in the Capital for under 6 million, moving in late next year, with a small deposit and a steady income. Garden houses and villas are not part of Venia; it sells flats and duplexes only.

Facilities and location

Per the project data: artificial lakes, car-free walking, running and cycling paths, a clubhouse, a sports club with courts, a gym, pools, a children's area, a commercial area, restaurants and cafés. Nearby lie Bin Zayed Axis, the Green River, the Financial District, Expo City, the Diplomatic District, the Iconic Tower and the monorail station.

Worth asking before booking

Handover is close, so ask how far construction has gone on your particular building, not the project as a whole. Ask what finishing you will receive. And if comparing with Catalan, ask the deposit and maintenance charges for both.

Gates

Gates dates from 1996 according to the project data. Its projects include Catalan and Catalan Mall in the Capital and Lugar in New Zayed, Gates Prive in the Northern Expansion and Lyv Caesar Ras El Hekma on the coast.
