About Parklane Compound New Capital City

Parklane Compound New Capital City: a one-bedroom at 26,000 a month, and one metre price for every size

Parklane Compound New Capital City is a residential project by Biography Developments in R7, on 26 feddans. Units come semi-finished, with handover announced for October 2027, about a year away. Two things set it apart from its neighbours: the metre is almost the same across every type, from the one-bedroom to the duplex, and the one-bedroom alone is spread over ten years while the rest run eight. This page follows those two facts through to the monthly bill, the sum paid by handover and the comparison with R7 neighbours.

Parklane prices from the developer

  • One-bedroom flat: 3,517,500 for 70 m², 4,300,000 for 86 m².
  • Two bedrooms: 5,276,250 at 105 m² and 6,000,000 at 120 m².
  • Three bedrooms: 7,575,000 at 150 m², rising to 14,688,000 at 288 m².
  • Duplexes, three bedrooms: 12,372,500 for 245 m² and 16,833,750 for 335 m².

The full list is in the price table on this page. Whatever the type, the metre stays near 50,000 to 51,000; Biography prices purely by area, with neither a size discount nor a position premium. That makes the sum simple: each extra metre costs about 50,000. From the smallest three-bedroom (150 m²) to the largest (288 m²), for instance, the gap is some 7.11 million, practically the same metre.

One bedroom against two: the term matters more than the price

Booking the 70 m² one-bedroom takes 351,750, after which you pay some 26,400 monthly for a decade. The cheapest two-bedroom, 105 m², books with 527,625 and runs near 49,500 a month over eight. So the price rises about 50% but the instalment about 87%, because of the shorter term. Buying alone or to let, the one-bedroom's instalment is light for its price, which matters in any rental sum.

Instalments on the other types

  • The 86 m² one-bedroom: 430,000 to book, about 32,300 monthly for ten years.
  • Largest two-bedroom (120 m²): 600,000 down, then near 56,300 over eight.
  • Smallest three-bedroom: 757,500 down, then around 71,000.
  • Smallest duplex: 1,237,250 down, then close to 116,000.

Twelve instalments to the keys

The keys come after about 12 instalments. On the one-bedroom that means only some 19% paid, about 668,000 on the cheapest, with nine years left. Units on eight years will be around 21% paid: the two-bedroom near 1.12 million by the keys, the three-bedroom 1.61 million and the duplex 2.63 million, then seven years of instalments.

The one-bedroom as an investment: the arithmetic

The developer publishes no rents, and we won't write a figure without a source. What can be worked out: for the cheapest one-bedroom (3,517,500) to return 8% a year, it must let for about 23,450 a month. If you can let it at that or more, rent covers most of the 26,400 instalment from the first month after handover. Ask what a handed-over one-bedroom in R7 lets for, and compare before deciding.

Duplex or a large three-bedroom?

The largest three-bedroom flat is 288 m² at 14,688,000; the smallest duplex 245 m² at 12,372,500. Because the metre is the same, a 245 m² duplex costs what a three-bedroom flat of that size would. Two floors carry no premium here, so the choice is about the shape of the home: two levels or one wide one. If space matters most, the 335 m² duplex at 16.83 million is 47 m² beyond the largest flat for about 2.15 million more.

A Parklane flat, or R7 neighbours?

  • De Joya 3, 900 m away, hands over the same month. Its three-bedroom is 13 m² roomier (163 m²) at close to 7.94 million, only 368,000 above Parklane, at a slightly lower metre. Its instalment is lighter, about 62,900, on 5% down over ten years.
  • Armonia, 500 m off, sells a 71 m² one-bedroom for about 3.98 million, some 462,500 above Parklane's for one extra metre, and two-bedrooms from 117 m² near 6.65 million. Its keys come ten months after Parklane's.
  • Venia sits 300 m off at a far lower metre, around 39,200. There, 125 m² with two bedrooms costs some 4.92 million and 136 m² with three about 5.34 million, and the keys arrive two months ahead of Parklane.
  • Capital Heights 1, a kilometre off, gives 10 m² more in a three-bedroom (160 m²) for about 1.12 million less, near 6.45 million, with this December as the stated date, though on 15% down.
  • Talah, likewise a kilometre off, is the finished option. Three bedrooms on 151 m² cost about 10.56 million there, a metre near 69,900. The premium over Parklane buys finishing, but also a wait until 2030.

So Parklane's metre sits mid-R7: above Venia, Oro and Capital Heights, close to Armonia and De Joya 3, and below finished Talah and The Loft.

The three-bedroom instalment, compared

  • Venia, 136 m²: near 52,800 over eight years.
  • Armonia, 141 m²: about 53,300 over ten years.
  • Capital Heights 1, 160 m²: close to 57,100 over eight years.
  • De Joya 3, 163 m²: around 62,900 over ten years.
  • Parklane, 150 m²: near 71,000 over eight years.
  • Talah, 151 m², finished: about 83,600 over ten years.

So on three-bedrooms Parklane's instalment is among the heavier ones here, because the term is only eight years. Its edge is keys next year; only Venia and Capital Heights come sooner.

Parklane's duplex next to R7's

Parklane's 245 m² duplex costs 12.37 million. At De Joya 3 the duplex is far larger (296 m²) for only about 463,000 more, near 12.84 million. Venia has a 248 m² duplex around 9.7 million, and Capital Heights 1 a four-bedroom duplex of 430 m² near 16.09 million. At the finished end, The Loft's 397 m² duplex is about 22.34 million. So for a duplex Parklane is not the cheapest per metre, but its handover is among the nearest.

Low resale figures

Fifteen owner listings were live in mid-October 2026. Ten were three-bedrooms between 145 and 200 m², priced 4.34 to 7.5 million; two were two-bedrooms of 125 and 130 m² at 3.27 and 5 million; two were duplexes of 246 and 255 m² at 9 and 11 million; one was an office of 101 m² near 6.75 million. The cheapest resale three-bedroom is some 3.24 million below the developer's, the cheapest resale duplex about 3.37 million below. These may be old booking prices or just the amounts paid, so ask for the account statement first, and check how many instalments remain and over how long.

Location and design

Per the developer, the project is near the Diplomatic Quarter, the Green River, the Opera House, the Cathedral and Al Fattah Al Aleem Mosque. The idea is to bring an old neighbourhood's feel into a compound, with walkways, a yoga area and open spaces. Biography also builds The 101 in Mostakbal City and Leaves in October.
