Il Bosco New Capital: a ready duplex for less than an apartment

Il Bosco New Capital is a residential compound by Misr Italia Properties in the New Administrative Capital, on 200 feddans. Four units are on offer: a one-bedroom apartment at EGP 5,500,000, two three-bedroom duplexes from 182 m² at 10,300,000, handed over this month, and a three-bedroom apartment of 177 m² at 10,807,933, handed over in January 2028, all with 5% down.

Apartments for sale in Il Bosco

Are there apartments for sale in Il Bosco New Capital? Yes, two, plus two duplexes:

• One-bedroom apartment, 81 to 106 m²: 5,500,000, about 67,900 per m², 12 years of instalments, handed over November 2027.
• Three-bedroom apartment, 177 m²: 10,807,933, about 61,100 per m², 10 years, handed over January 2028.
• Three-bedroom duplex, 182 to 211 m²: from 10,300,000 to 11,700,000, about 56,600 per m², 10 years, handed over this month.

Take the duplex over the three-bedroom apartment

The cheapest duplex costs about 508,000 less than the three-bedroom apartment, gives you 5 m² more, and is handed over about 15 months earlier. A duplex also separates living and sleeping floors, which most families like. Unless the apartment's floor or view matters to you, the duplex wins on every count.

The one-bedroom

At 5,500,000, the one-bedroom is the lowest entry into the compound, on the longest plan, 12 years. It suits a first home for a couple, or an investor wanting a small unit to let to staff working in the Capital.

The sums: 5% down

• One-bedroom: 275,000 down, then about 36,300 a month over 12 years.
• Duplex from 10,300,000: 515,000 down, then about 81,500 a month over 10 years.
• Three-bedroom apartment: 540,397 down, then about 85,600 a month over 10 years.

If the instalment is to stay within a third of household income, the one-bedroom needs about 109,000 a month and the duplex about 245,000. These are approximate; details are under payment plans.

Against the compounds around it

Using the cheapest duplex's price per metre nearby:

• Capital Heights 2: about 57,800.
• Il Bosco: about 56,600, ready now.
• De Joya 3: about 1.8 km, about 52,700.
• Parklane: about 51,300.
• Venia: about 1.5 km, about 39,100.

Il Bosco's duplex is in the upper middle per metre, but it is the one you can move into now. For apartments, Pukka l is dearer at about 75,000 a metre, while Capital Heights 2 is close to Il Bosco and Armonia cheaper.

What the compound offers

The amenities recorded include swimming pools, a jogging trail, bicycle lanes and a clubhouse. On 200 feddans, that is a large compound with room for green spaces between buildings. The project's details list apartments, duplexes, standalone villas, twin houses and townhouses among its types; only apartments and duplexes are on offer from the developer now.

How to book a unit in Il Bosco

How do I book a unit in Il Bosco? The steps are the same for any unit here:

• Choose and confirm: pick the unit, then confirm it is still available, since only four are on offer.
• Get the offer in writing: price, deposit, instalment schedule and handover date.
• Pay the booking deposit: against a receipt naming the unit.
• Sign the contract: check that the handover date, finishing and payment schedule match the offer.

For the duplex, which is handed over this month, inspect it before signing and ask about the maintenance deposit due at handover.

The duplex is handed over this month, so a family whose work has moved to the New Capital can stop commuting and stop paying rent within weeks of finishing it.

Someone who can wait a year

The three-bedroom apartment arrives in January 2028; it suits a buyer who prefers a single-floor home and is in no hurry.

For investment

Staff working in the New Capital need homes close to work, and small units are usually the easiest to let. The one-bedroom fits that best. A ready duplex can be let to a family straight away. Work out the return with real rents for similar units nearby, subtract maintenance and empty months, and compare it with the instalment you will be paying.
