Kai Sokhna is a coastal village by Misr Italia Properties at kilometre 100 of the Zaafarana road, in Ain Sokhna. Where is Kai Sokhna? At kilometre 100 of the Zaafarana road, in Ain Sokhna, according to the project's details. Its neighbours: Blue Blue about 3 km away, La Vista Ray 2.7 km and Boho El Sokhna about 11 km. Sokhna is the weekend coast: close enough to Cairo that a chalet here gets used through the year, not only in summer.

Loft or chalet?

The one-bedroom lofts of 106 to 109 m² cost from 11.2 million, about 3.2 million more than the one-bedroom chalet, for about 20 m² more and usually a double-height living space. If that feeling of space matters to you, the loft; if not, the two-bedroom chalet gives a whole extra room for about 1.7 million more than the loft.

Skip the studio for the one-bedroom

The 78 m² studio costs about 1.1 million more than the 83 m² one-bedroom chalet, which is larger and has a separate bedroom. Unless the studio has a position you specifically want, the chalet is the obvious choice.

The two-bedroom: the best metre

The 141 m² two-bedroom chalet has the lowest metre of all, about 91,500. For a family, it gives far more space than the one-bedroom for about 4.9 million more.

Four-bedroom chalet or villa?

A four-bedroom chalet of 222 m² starts at 21 million; the four-bedroom villa of 272 m² costs 60.3 million, about 2.3 times per metre. Both are handed over in March 2027. The villa's premium buys privacy and probably a prime position; ask what it is before paying nearly three times the price.

Kai Sokhna for sale: the sums

• One-bedroom chalet, 8,000,000: 400,000 down, then about 79,200 a month over 8 years.
• Two-bedroom chalet, 12,900,000: 645,000 down, then about 127,700 a month.
• Four-bedroom chalet from 21,000,000: 1,050,000 down, then about 207,800 a month.
• Villa, 60,300,000: 6,030,000 down, then about 753,800 a month over 6 years.

Against the villages near it

La Vista Ray, 2.7 km away, sells chalets from about 86,200 a metre, handed over this month, and Boho El Sokhna from about 93,800. Kai Sokhna's chalets, at about 91,500 to 96,400, sit close to both, while its villa, at about 221,700 a metre, is well above Boho's villas at about 127,700. So for chalets Kai Sokhna is priced with the market; for the villa, compare carefully.

Things to know before you book

• Check your unit's handover date: the large chalets and the villa come first, the rest in November.
• The villa asks 10% down over 6 years; everything else 5% over 8.
• The finishing level is not recorded with us; ask what you will receive.
• Find your unit on the master plan and ask how far it is from the sea.

What the village offers

The amenities recorded include a clubhouse, swimming pools, a commercial strip and a jogging trail. In any coastal village, ask how far your unit is from the sea and the pools, and find it on the master plan before you compare prices.

Weekend home or investment?

Sokhna's short distance from Cairo means a chalet can be let on weekends through much of the year, which widens the rental season. Small units let fastest, so the one-bedroom chalet is the easiest to make pay. Work it out honestly: ask what similar chalets let for per night, count the weekends you can fill, subtract maintenance and cleaning, and divide by the price.
