About La Vista Gardens Ain Sokhna
La Vista Gardens Ain Sokhna: a four-bedroom duplex cheaper than a three-bedroom chalet
La Vista Gardens Ain Sokhna is a village by La Vista Developments on 180 feddans directly on the Red Sea, with a 1.1 km beach. The cheapest unit is a 115 m² two-bedroom chalet at EGP 10,900,000, and most units are handed over in October 2026, that is this month, with 5% down.
Gardens has 4 types: a two-bedroom chalet, a three-bedroom chalet, a duplex and a villa. The surprise is that the larger types here are sometimes cheaper than the smaller ones. So if you choose by looks alone, you may pay more for less space. Let us work it out.
Who is Gardens for?
A family that wants a ready chalet on a small deposit
A three-bedroom chalet from 130 m² at 11.7 million, handed over this month, with EGP 585,000 down and the rest over 8 years.
A large family needing four bedrooms
The 180 m² four-bedroom duplex from 17.4 million, ready. That is the best value in the village for a large family.
Someone who wants a villa on the sea
A 320 m² four-bedroom villa at 40 million, ready.
Someone who likes quiet villages
Buildings are only one to three storeys, with many pools between the units, so this is a low-rise village, not towers.
Two-bedroom or three-bedroom chalet?
- Two-bedroom chalet: 115 m² from 10,900,000, about 94,800 per m², handed over January 2028, over 7 years.
- Three-bedroom chalet: from 130 m² at 11,700,000, about 90,000 per m², ready this month, over 8 years.
For only 800,000 more, the three-bedroom chalet is 15 m² larger, has an extra room, is handed over about a year and a quarter earlier and has a year longer to pay. So the two-bedroom chalet only makes sense if your budget stops at exactly 10.9 million.
The duplex or a large three-bedroom chalet?
The three-bedroom chalets run from 130 to 150 m², priced from 11.7 up to 18.2 million. The 180 m² four-bedroom duplex starts at 17.4 million. So the dearest three-bedroom chalet is 30 m² smaller than the duplex, has one room fewer and costs 800,000 more.
If your budget is above 17 million, the duplex beats any large chalet. The only thing that might make the expensive chalet worth it is its position, such as the front row on the sea or an open view, so ask about that before deciding. The duplex's payment plan is not recorded with us, so ask about it.
Why a 6.5 million gap between three-bedroom chalets?
Three-bedroom chalets run from 11.7 to 18.2 million, on 130 to 150 m². So just 20 m² separates them by 6.5 million. That cannot be about size; it is about position: a chalet directly on the sea or the pool is not the same as one in the third row. So before paying that gap, ask yourself whether you will really sit on the sea or walk down to the beach either way. And if you will let, the front row lets faster and at a higher rate, so it may be worth it.
The villa
The 320 m² four-bedroom villa costs 40,000,000, that is 125,000 per m², with 10% down and 5 years of instalments. Against the 180 m² four-bedroom duplex, the villa gives you 140 m² more with the same number of rooms for about 22.6 million more. So you pay for privacy, the garden and space, not more rooms. Against the 322 m² villa at Boho El Sokhna at 41,133,000, the Gardens villa is slightly cheaper for almost the same size.
What income does the instalment suit?
If the instalment is to stay under a third of household income:
- Three-bedroom chalet at 11.7 million: EGP 585,000 down and an instalment of about 115,800 over 8 years, so an income of around 347,000.
- Two-bedroom chalet: EGP 545,000 down and an instalment of about 123,300 over 7 years, so an income of around 370,000.
- The villa: EGP 4 million down and an instalment of about 600,000 over 5 years, so an income of around 1.8 million.
Note that the three-bedroom chalet's instalment is lower than the two-bedroom's, because its term is longer. These are approximate and before any increases; the details are under payment plans.
Gardens or La Vista's other villages?
- La Vista Ray: a three-bedroom chalet from 130 m² at 11,200,000, ready, over only 6 years.
- La Vista Topaz: a 150 m² three-bedroom chalet from 14,200,000, ready, over 8 years.
- La Vista 6: a 140 m² three-bedroom chalet from 9,800,000, ready, but with 40% down.
Gardens is half a million dearer than Ray, but its term is two years longer, so the monthly instalment is lower. If you want the lightest instalment for a ready La Vista chalet, Gardens is the choice.
Gardens against the villages around it
By price per m² of the cheapest chalet: Gardens about 90,000, Telal Sokhna about 86,500 and Boho El Sokhna about 93,800. The Gardens duplex is about 96,700 per m², close to Boho's duplex at about 95,400. So Gardens sits roughly mid-market, and its advantage is that most of its units are ready.
For letting: which unit?
If you are buying to let at Gardens, the three-bedroom chalet is the easiest: ready, the lowest price per metre in the village, and it fits a family or a group of friends. Sokhna's demand is spread across the year's weekends, not just two months. The duplex fetches a higher nightly rate as it has four rooms, but gets fewer bookings. Work out the return on the nights it will actually be let, subtract maintenance, furniture and management, then compare with the instalment.
A 1.1 km beach: what difference does it make?
The length of the beach against the number of units decides whether you find a spot on the sea at the height of the season. A 1.1 km beach for a village on 180 feddans is reasonable, but what matters more is the distance between your unit and the beach. In the front row, you step onto the beach from your door. Further back, you may walk a few minutes or need a car inside the village. Ask about this and find it on the master plan before choosing.
The location
The village sits directly on the Red Sea in Ain Sokhna, reached by the Sokhna–Zafarana road and the Galala road. Its neighbours include well-known villages such as Porto South Beach, Stella Di Mare and La Serena, so the area has services most of the year. See it under location, or browse the other villages on the Ain Sokhna page.
Who is La Vista?
Among La Vista's projects are Sokhna villages that have been delivered and lived in, such as La Vista 3 and La Vista 5, so you can see its work for yourself and ask the residents there about maintenance and village management years after handover.
Things to know before you book
- Ask about each chalet's position, because it explains the millions between units of the same type.
- The finishing level is not recorded with us, so ask about it and get it in writing.
- Inspect the unit before handover and note any finishing issue, and ask about the maintenance deposit and when it is due.
- Read the pros and cons and the amenities above.
Your next step
