About Lasirena Palm Beach Ain Sokhna

Lasirena Palm Beach Ain Sokhna: a new chalet for 4 million, units past their dates at double the metre

Lasirena Palm Beach Ain Sokhna spreads over some 47.5 feddans of Ain Sokhna and belongs to Lasirena Group. Some of its units are past their stated dates, and a new phase, Tamira, is due in June 2027. The comparison between them is what matters: Tamira's two-bedroom chalet runs about 50,000 a metre, the older units between 64,000 and 110,000. After that, this page sets the village beside other Sokhna villages.

Lasirena Palm Beach prices

  • At Tamira: a finished two-bedroom chalet of 80 m² at 4,000,000, due June 2027.
  • Another two-bedroom chalet of 95 m² at about 8,065,000.
  • Three-bedroom chalets of 160 to 170 m², from 10,255,000 to 16,810,000, whose stated date of March 2026 has passed.
  • Four-bedroom duplexes of 170 to 200 m², from 18,220,000 to 22,000,000, whose stated date of September 2026 has also passed.

Every unit is finished and the deposit is 20%. Chalets run 6 years, duplexes 7. For units past their dates, ask about the building's actual state before counting on next summer there.

Prices inside the village: big gaps on close sizes

  • Two-bedrooms: the 95 m² chalet costs roughly double the 80 m² one, for only 15 m² more. That is position or phase, not area, so ask exactly where the dearer one is.
  • Three-bedrooms: 160 and 170 m² are about 6.56 million apart for 10 m². Same point: the cheaper one is likely in another part of the village.
  • Stepping up from that 95 m² two-bedroom to the 160 m² three-bedroom adds 65 m² for just some 2.19 million, around 33,700 a metre. If you are looking at the dear two-bedroom, the cheap three-bedroom is far clearer.
  • The 170 m² duplex costs about 1.41 million more than the three-bedroom chalet of the same area, with an extra room.

Tamira, or the units past their dates?

Tamira's 80 m² chalet costs 4 million, with 800,000 down and about 44,400 a month; by its date near 28% is paid, about 1.13 million. It is the cheapest way into the village by far. The three-bedroom chalets and duplexes, by contrast, are past their stated dates, so if the buildings are truly finished you could use them sooner. But their metre is much higher: the cheapest duplex runs about 173,500 a month and the cheapest three-bedroom near 113,900. If your aim is a holiday home for the least money, Tamira is the sum. If you want a large unit without waiting, confirm first that it is ready on the ground.

20% down on a holiday home

The deposit here is higher than at many projects asking 5% or 10%, so you need more cash at the start. But because a large share is paid up front, the instalment is lower than with a small deposit over the same term. On Tamira's chalet, for instance, a 10% deposit instead of 20% would push the instalment to about 50,000 instead of 44,400. Run both on your budget before choosing.

Lasirena Palm Beach, or Sea Walk, Murano and The Groove?

Tamira's two-bedroom chalet is close to the cheapest new two-bedroom chalet in Sokhna. To keep the comparison clear, go by bedrooms:

Two-bedroom chalets

  • Tamira: 4 million for 80 m², about 44,400 a month over 6 years after 20% down.
  • Sea Walk at Jebal El Sokhna, also finished: about 7.76 million for 97 m², on 10% and six years, so near 96,900 a month, over double Tamira, with keys three months before it.
  • Murano: near 7.43 million for 105 m², over 8 years, keys September 2030.
  • The Groove: about 8.56 million for 100 m².
  • Telal Sokhna: near 10.57 million for 99 m² over 10 years, about 83,700 a month, keys July 2030.

So Tamira's chalet saves 3.4 to 4.6 million on these neighbours' two-bedrooms, for 17 to 25 m² less. Its instalment is among Sokhna's lightest despite a 6-year term, thanks to the 20% deposit.

Three-bedroom chalets

Lasirena's cheapest three-bedroom is 160 m² near 10.26 million. Sea Walk has 135 m² near 9.98 million, Murano 130 m² near 8.63 million, The Groove 145 m² near 10.44 million, and La Vista 6 130 m² near 9.3 million with a stated date at the end of this month. So Lasirena sits at much the same price with 15 to 30 m² more than all of them; the real difference is that it is listed finished and its stated date has passed.

Finished against finished

As Lasirena is listed finished, the fairest comparison is with villages also listed finished. A 97 m² two-bedroom runs near 7.76 million at Sea Walk and near 9.1 million at Boho El Sokhna. At Can Limon in Kai Sokhna a 141 m² two-bedroom is near 12.9 million, and at M Residence in Galala 95 m² near 10.83 million. So Tamira's finished metre (50,000) is about 30,000 below Sea Walk, the cheapest finished neighbour, and further below Boho and Can Limon, which makes it the village's clearest deal if the phase is delivered on time.

The duplex against Boho

Boho El Sokhna lists finished units too; its three-bedroom duplexes open around 14.21 million for 149 m², booked with a tenth over six years, and its keys precede Tamira's by four months. That is about 4 million below Lasirena's four-bedroom duplex, 21 m² and a room smaller. Boho's two-bedroom chalet is 97 m² near 9.1 million.

Chalets for sale in Lasirena from owners

Four owners were selling in mid-October 2026. Three had two-bedroom chalets of 105 up to 115 m², wanting between 5.66 and 8.31 million; the fourth wanted 6 million for a 115 m² chalet with three bedrooms. That last one is about 52,000 a metre, some 12,000 below the developer's cheapest three-bedroom metre. Ask the seller which part of the village it is in, whether it has been handed over, and how much is paid.

People asking about reviews

Some search for residents' opinions of the village. Unsourced opinions won't help you, so the best route is to visit the handed-over part, see the maintenance and beach yourself, and ask residents there directly about the yearly service charge.

Inside the village

Per the developer: a private sandy beach, pools including a women-only one, an aqua park with slides, restaurants and cafés, a clubhouse, a gym, a kids' area and round-the-clock security. Next door, under a kilometre away, the same developer's Cape Bay Blumar deals in smaller units, from about 3.53 million for a 40 m² one-bedroom and about 4.9 million for a 65 m² two-bedroom. That two-bedroom costs roughly 44,800 monthly, nearly what Tamira charges for 15 m² more, and its keys come two years later. The developer also has Lasirena Sokhna and Majesty Bay.
