About Polotano Ain Sokhna
Polotano Compound Ain Sokhna is a hotel-chalet project by Amer Group in Ain Sokhna on about 10,600 m². In October 2026 prices start at EGP 4,500,000 for a chalet from 53 m², with 25% down and the rest over 5 years.
A 25% down payment stands out in October 2026, when many nearby coastal projects start at 5% or 10%. Polotano asks for more cash up front and, in return, is paid off in five years. This page runs that trade-off from an investor's side: the cash needed today, the instalment, the share paid each year, and what a higher down payment buys.
How much is Polotano Ain Sokhna?
Polotano prices in October 2026 start at EGP 4,500,000 for a 53 m² hotel chalet, with chalets up to 75 m². This is what Masharf (Keller Williams Masharf) holds:

| Unit | Area (m²) | From (EGP) | 25% down (EGP) | Approx. monthly over 5 years | Approx. metre |
|---|---|---|---|---|---|
| Hotel chalet | From 53 | 4,500,000 | 1,125,000 | 56,250 | 84,910 |
Polotano chalets: which size does the price buy?
This is a starting price. If EGP 4,500,000 buys 53 m², the metre is about 84,910; if it buys 75 m², about 60,000. Ask on WhatsApp at 01270970000 which size the price applies to, the floor and what the chalet overlooks. Booking starts with a EGP 100,000 reservation; ask whether it is deducted from the down payment and refunded if you withdraw before contract.
Polotano payment plan: how much cash up front?
The Polotano down payment is EGP 1,125,000 on a 4,500,000 chalet, with the remaining 3,375,000 over 60 monthly instalments of about 56,250, at October 2026 prices.

The high down payment is a drawback at the start and an advantage at the end: you need over a million pounds in cash today, but the chalet is fully yours within five years, with no instalments running to year ten. With the instalment kept to a third of income, the chalet needs a household income of about EGP 168,750 a month. By the end of each year, with no handover payment assumed, you will have paid 40% (EGP 1,800,000), 55% (2,475,000), 70% (3,150,000), 85% (3,825,000) and 100% by year five. Paying 40% in the first year alone makes Polotano a better fit for an investor with cash today than for a buyer relying on a monthly salary.
Polotano or another Ain Sokhna chalet?
Polotano's metre (about 84,910 at 53 m²) is close to a Telal Sokhna studio (about 85,710) and above The Groove (about 75,100) and Lasirena Palm Beach (about 50,000), at October 2026 prices. The bigger differences are the down payment and the term.

| Project | Unit (m²) | From (EGP) | Down payment (EGP) | Term | Approx. monthly |
|---|---|---|---|---|---|
| Polotano | Chalet, 53 | 4,500,000 | 1,125,000 (25%) | 5 years | 56,250 |
| Telal Sokhna | Studio, 56, finished | 4,800,000 | 240,000 (5%) | 10 years | 38,000 |
| The Groove | 1-bed chalet, 70, finished | 5,257,000 | 525,700 (10%) | 10 years | 39,430 |
| Lasirena Palm Beach | 2-bed chalet, 80, finished | 4,000,000 | 800,000 (20%) | 6 years | 44,440 |
| Cape Bay Blumar Lasirena | 1-bed chalet, 40 | 3,525,000 | 1,410,000 (40%) | 8 years | 22,030 |
PRE Group's Telal Sokhna has a finished 56 m² studio at EGP 4,800,000, only 300,000 above Polotano, but with 240,000 down, 885,000 less, and about 38,000 a month over 10 years, handing over in July 2030: far lighter at the start if cash is the constraint. Lasirena Group's Palm Beach has a finished 80 m² two-bedroom chalet at 4,000,000, 500,000 below Polotano and 27 m² larger, on 20% over 6 years with handover in June 2027. DM Development's The Groove has a 70 m² one-bedroom chalet at 5,257,000 over 10 years, due in January 2028. Both state a handover date; Polotano does not.
The two-year gap in pounds, and the rent that covers the instalment
After two years you will have paid about EGP 2,475,000 at Polotano, against about 1,152,000 for the Telal Sokhna studio (240,000 down plus 24 instalments of 38,000): about 1,323,000 more out of pocket early. If that cash is spare, the short term saves five extra years of instalments; if not, the lighter start suits better. For rent to cover Polotano's instalment of about 56,250 a month, the chalet must earn about EGP 675,000 a year, mostly in summer if that is when it lets. After year five the instalments end, and rent becomes income net of management and maintenance.
What a hotel chalet changes

Polotano is sold as hotel chalets, with an operator running the units. That suits an investor who will spend only a few weeks a year there, since the operator can let the rest. The operator and its share of rent are not announced, so get both in writing: the management share decides the rent that actually reaches you.
Where is Polotano, and who is Amer Group?
Polotano is in Ain Sokhna, on about 10,600 m² (about 2.5 feddans), developed by Amer Group. The project is under construction, and its exact pin is not yet on our map.

At 2.5 feddans this is a small village with a limited number of chalets. Ask what will be inside: a pool, the beach, restaurants and who runs the hotel. Ask too which Amer Group projects have been delivered, visit one before booking, and request the building permit and land contract.
Polotano pros and cons
Polotano's main advantage is a chalet fully paid in only 5 years; its main drawbacks are the 25% (EGP 1,125,000) down payment and no announced handover, in October 2026.

- Pro: a short term, so the chalet is fully yours in 5 years.
- Pro: a managed hotel chalet, suited to an investor who will not use it all year.
- Pro: a EGP 100,000 reservation.
- Con: 25% down, well above nearby projects at 5% and 10%.
- Con: an instalment of about 56,250, higher than similarly priced units over 10 years.
- Con: no announced handover date or operator.
Before booking, ask on WhatsApp at 01270970000 and keep the dated written replies: which size the price buys, the handover date, the finish, the hotel operator and its share, whether the reservation is deducted, the facilities inside the village, and the building permit and land contract.
