About Grand Residences Ain Sokhna

Grand Residences Compound Ain Sokhna is a chalet and villa project by Creast Mark Developments in Ain Sokhna. In October 2026 prices start at EGP 6,500,000 for a chalet from 90 m², with a down payment from 15% and instalments of up to 7 years.

The name confuses many buyers, because a different "Grand Residences" by another developer sits in the Fifth Settlement. This page covers the Ain Sokhna village only, from an investor's side: the cash you need today, what is still unclear in the payment plan, and how it compares with other Sokhna chalets.

How much is Grand Residences Ain Sokhna?

Grand Residences Ain Sokhna prices in October 2026 start at EGP 6,500,000 for a chalet from 90 m², about 72,220 per m², with 15% down (975,000). Villas are offered too, with prices and sizes unconfirmed. This is what Masharf (Keller Williams Masharf) holds:

EGP 6,500,000 is the starting price for the smallest chalet. Larger chalets and villas appear with prices in only one source, so they are not given here; ask on WhatsApp at 01270970000 for the October 2026 list with every size and villa.

Grand Residences payment plan: 15% over how many years?

The Grand Residences Ain Sokhna plan starts at 15% down (EGP 975,000 on the smallest chalet) with instalments of up to 7 years, but the exact term on the 15% plan is unclear in October 2026.

Sources differ: some state "15% over 7 years", while another lists several plans in which the term lengthens as the down payment rises, reaching 7 years only with a larger down payment. The 7 years may therefore apply to a higher down payment than 15%, so no monthly instalment is calculated here. Ask on WhatsApp exactly how many years apply to the 15% plan and get the schedule in writing. What is certain is the EGP 975,000 needed up front and the 5,525,000 balance to be paid in instalments; spreading that balance over four years or seven makes a very large difference to the monthly payment, and that answer decides whether the chalet is within reach.

Cash needed up front: Grand Residences against its neighbours

The Grand Residences down payment (EGP 975,000) is above most developer-priced chalets in Sokhna and El Galala in October 2026, and below Polotano (1,125,000).

PRE Group's Jebal El Sokhna sells a finished 94 m² two-bedroom chalet at EGP 7,317,350, only 817,350 above Grand Residences, but with about 609,000 less down, about 57,930 a month over 10 years, and handover in April 2027. Wadi Degla's Murano asks no down payment at all, about 77,370 a month over 8 years for a 105 m² two-bedroom. DM Development's The Groove asks a similar 856,000 down, but its 100 m² chalet is ready for next summer, at about 71,330 a month over 9 years; Maven's Baymount has a 95 m² two-bedroom with 416,600 down, due in October 2027. For the same cash in hand, some neighbours offer a larger or earlier chalet, so the final comparison waits on Grand Residences' term.

On a budget below 6.5 million, Sokhna has chalets with smaller down payments: Lasirena Palm Beach sells a finished 80 m² two-bedroom at EGP 4,000,000 with 800,000 down over 6 years, due in June 2027, and Telal Sokhna a finished 56 m² studio at 4,800,000 with only 240,000 down over 10 years.

Grand Residences metre against its neighbours

Grand Residences' metre (about 72,220) is close to Murano (about 70,740) and Jebal El Sokhna (about 77,840), below Baymount (about 87,700) and The Groove (about 85,600), and above Lugano El Galala (about 54,670). The price sits mid-range; the real differences are down payment, term and handover.

Grand Residences Ain Sokhna or Grand Residences in the Fifth Settlement?

They are two entirely different projects: Grand Residences Ain Sokhna is a beach village by Creast Mark, and another "Grand Residences" in the Fifth Settlement belongs to a different developer. If someone mentions "Grand Residences", ask which one.

Creast Mark Developments has no other priced project on Masharf as of October 2026, so ask which of its projects have been delivered, visit one, and request the building permit and land contract before the down payment. Its exact position in Ain Sokhna is not yet on our map, so ask about the distance to the sea and the view.

What moves the price of a Sokhna chalet?

Four things shift a Sokhna chalet's price and rent more than its floor area. Ask about each at Grand Residences before comparing: the distance to the sea (a front-row chalet differs from one three rows back), the view and floor (a garden ground floor against an upper floor with a sea terrace), whether the beach is private to the village or shared, and the annual maintenance charge, which sits on top of any instalment.

Grand Residences Ain Sokhna pros and cons

The main advantage of Grand Residences is a metre of about EGP 72,220 in Sokhna; its main drawbacks are the 15% (975,000) down payment and an unclear term and handover, in October 2026.

  • Pro: a 90 m² chalet from EGP 6,500,000.
  • Pro: a metre close to Murano and Jebal El Sokhna.
  • Pro: villas for buyers who want a larger home.
  • Con: 15% down, above neighbours at 5% and 10%.
  • Con: the term on the 15% plan is unclear.
  • Con: handover, villa prices and larger sizes not confirmed.

Before booking, ask on WhatsApp at 01270970000 and keep the dated written replies: exactly how many years apply to the 15% plan, the October 2026 list with every size and villa, the handover date, the finish, the distance to the sea, and the building permit and land contract.
