About La Vista Ray Ain Sokhna
La Vista Ray Ain Sokhna: the penthouse at the price of the cheapest chalet
La Vista Ray Ain Sokhna is a village directly on the sea by La Vista Developments in partnership with Travco. The cheapest unit is a 130 m² three-bedroom chalet at EGP 11,200,000, with 5% down and 6 years of instalments, and everything on offer is handed over in October 2026, that is this month.
The village is designed with a Far East-inspired character, with a walkway of shops and restaurants and many swimming pools, and buildings take up only 18% of the land. There are 5 types on offer, with price gaps that can save you a million or cost you one, depending on what you choose.
Who is La Vista Ray for?
Someone who wants the keys now and to pay in instalments
All units are handed over this month, with only 5% down. So you pay about 560,000 and take a chalet.
A family wanting three bedrooms at the lowest price
The three-bedroom penthouse from 150 m² costs 11.2 million, the same as the cheapest three-bedroom chalet and larger.
Someone who wants a house on the sea
A 170 m² three-bedroom twin house at 21.8 million, ready for handover this month.
An investor wanting rent from the first season
A ready unit on a small deposit means rent from next season, with the rent going towards the instalment.
The penthouse: the best deal in the village
- Three-bedroom penthouse: 150 to 160 m² at 11,200,000, about 74,700 per m².
- Three-bedroom chalet: from 130 m² for the same amount, about 86,200 per m², up to 145 m² at 13 million.
Exactly the same price, and the penthouse is at least 20 m² larger. So if you are taking three bedrooms at Ray, the penthouse is the clear choice, unless you prefer the ground floor or have elderly relatives who will not climb stairs.
The two-bedroom chalet: be careful
The 110 m² two-bedroom chalet costs 12,000,000, about 109,000 per m², the dearest metre among the chalets. The 130 m² three-bedroom chalet is 800,000 cheaper, 20 m² larger and has an extra room. So there is no reason to take the two-bedroom unless something about its position or view is worth the difference. Ask about it before deciding.
A 130 m² or a 145 m² chalet?
The three-bedroom chalets run from 130 m² at 11.2 million to 145 m² at 13 million. So 15 m² more for 1.8 million, about 120,000 per extra metre, dearer than the chalet's average metre itself. The gap is probably not just about size but about position and view too. So if 130 m² is enough for the family, save the difference, or go for the penthouse, which gives you 150 m² at the price of the smaller chalet.
Twin house or townhouse?
- Three-bedroom twin house: 170 m² at 21,800,000, about 128,200 per m².
- Three-bedroom townhouse: 220 m² at 42,800,000, about 194,500 per m².
The townhouse is only 50 m² larger yet costs almost double the twin house. That puts the extra metre at more than 400,000, a very odd figure, especially since a townhouse is usually cheaper than a twin house because it shares more walls. It may be in the front row on the sea or have a feature not on record, so ask the reason for this price before considering it. On paper, the twin house is the sensible house at Ray.
What income does the instalment suit?
All units need 5% down with 6 years of instalments. If the instalment is to stay under a third of household income:
- The penthouse or the cheapest three-bedroom chalet: EGP 560,000 down and an instalment of about 147,800 a month, so an income of around 443,000.
- The two-bedroom chalet: EGP 600,000 down and an instalment of about 158,300, so an income of around 475,000.
- The twin house: EGP 1,090,000 down and an instalment of about 287,600, so an income of around 863,000.
The term here is 6 years, not 8, so the instalment is a little higher than in La Vista's other villages. These are approximate and before any increases; the details are under payment plans.
Ray or La Vista's other villages?
For a three-bedroom chalet that is ready or handed over this month:
- Ray: from 130 m² at 11.2 million, over 6 years.
- La Vista Gardens: from 130 m² at 11,700,000, over 8 years.
- La Vista Topaz: 150 m² from 14,200,000, over 8 years.
- La Vista 6: 140 m² from 9,800,000, but with 40% down and 3 years of instalments.
Ray is half a million cheaper than Gardens, but its term is two years shorter. Count the penthouse, and Ray gives you 150 m² for about the price of Gardens' 130 m². And if you have plenty of cash, La Vista 6 is the cheapest of all.
Ray against the villages around it
The nearest recorded village with a price is Kai Sokhna, about 3 km away, at about 96,400 per m². So a Ray chalet is about 10,000 per metre cheaper than Kai, and the penthouse more than 20,000 cheaper. At Boho El Sokhna a chalet costs about 93,800 per m² and a townhouse about 152,400, so the Ray townhouse is much dearer than Boho's.
Handed over this month: what to do
With handover this close, prepare a few things before you sign:
- Inspection: go and see the unit itself, not a show unit, and note any finishing issue before the handover report.
- Maintenance deposit: ask how much it is and when it is paid, because it is usually due at handover.
- Furniture: if the unit is unfurnished, factor in the furnishing cost, especially if you will let from the first season.
Summer and winter
Sokhna's weather is mild most of the year, so a chalet here is not a house locked for nine months while you pay its maintenance. You go down at weekends in autumn, winter and spring, which spreads the chalet's price over more use. And if you let, demand is spread across the year, not concentrated in two months as on the North Coast.
The location
The village is in Ain Sokhna, about 15 km from the Galala road exit, served by the Suez–Sokhna, Zafarana and Galala roads. Next to it are La Vista 4 and Coronado, with Porto Sokhna about 25 km away. See it under location, or browse the other villages on the Ain Sokhna page.
Who is La Vista?
La Vista's projects include Sokhna villages that have been delivered and lived in, such as La Vista 3 and La Vista 5. So you can see its work for yourself before booking. Ray is the developer's tenth village in Sokhna and was built in partnership with Travco, so ask who will manage the village after handover, because management decides the village's condition years from now.
Things to know before you book
- Inspect the unit before handover, and ask about the row and the view.
- The finishing level is not recorded with us, so ask about it and get it in writing.
- Read the pros and cons and the amenities above.
